Description

A charming three bedroom Grade II listed cottage in a sought after village.

Description

Orchard Cottage is a traditional stone cottage situated in the heart of Condicote and offers a peaceful and idyllic retreat. The cottage is Grade II listed.

The porch opens into an entrance with a log store and limestone floor, which leads into the cottage’s partially open plan kitchen, snug area, and dining room. This is the heart of the home, a wonderful place for family and friends to come together where period charm combines perfectly with modern convenience. The kitchen, with its high barn ceiling, has a large oak island with integrated breakfast bar, a fitted Rangemaster cooker and matching chimney hood and integrated dishwasher. Attractive hand painted kitchen cabinets incorporate a Butler’s styled sink, plate rack, glazed display cupboards and wine rack. There is space for an American style fridge freezer. The snug area and dining room enjoy views over the garden. The dining room gives direct access to a delightful enclosed garden. Flooded with light, it has a pair of oak framed French windows with exterior stone surround and floor to ceiling glass panels and two oak framed glass doors. There is a Stovak wood burner with stone hearth. A cloakroom with additional hanging space completes the downstairs.

On the landing there is a picture-perfect view of the church bell tower, a wealth of character features and exposed ‘A’ frame beams. There are two useful storage cupboards. The principal bedroom is dual aspect and enjoys views towards the countryside and the bell tower. There is a bespoke painted wooden fitted double wardrobe. The modern adjoining shower room has a tiled shower cubicle, heated towel rail, fitted oak shelves, hand basin and WC. The second bedroom is charming with pine floorboards, a painted double wardrobe, and a window with countryside views. The middle bedroom has similar views and lovely pine floorboards. The well-appointed family bathroom has a slipper bath.

The cottage is approached through a five-bar wooden gate and a curved gravelled driveway provides private parking. The lawns are well-maintained and cottage gardens flank a wide step as you approach the front door, and a mature clematis festoons the front elevation. A loggia style terrace is a perfect place to enjoy the garden. The established gardens feature fruit trees, mature hedging, shrubbery and specimen trees. The cottage has a stone built single garage with wooden double doors.

Location

The small unspoilt and historic village of Condicote is situated about three-and-a-half miles north west of Stow-on-the-Wold, in a rural part of the North Cotswold Hills, not directly on the tourist route. The village has a thriving community with a village hall, a nursery school and the small parish church of St Nicholas. Nearby Stow-on-the-Wold provides speciality shopping, banks, a library and supermarket.

The larger centres of Cheltenham, Stratford-upon-Avon, Oxford and Moreton-in-Marsh provide more extensive leisure, cultural and shopping facilities and first class schooling in both the private and state sectors.

The Cotswolds’ year is packed with events, ranging from world famous international festivals like Cheltenham Literature Festival or Cheltenham Gold Cup Week to major musical events like the Wilderness Festival and the Big Feastival, as well as a jam-packed events calendar featuring music, exhibitions, arts and literature festivals, theatrical productions.

Sporting opportunities in the area are excellent with riding, fishing and various traditional field sports. There are golf courses at Broadway, Naunton Downs, Burford and Lyneham. National Hunt Racing is at Stratford-upon-Avon and Cheltenham. Stratford-upon-Avon is also home to the world renowned RSC. There are fine walks via an abundance of bridleways and footpaths for the horse riding and walking enthusiast.

The A429 (Fosse Way) provides excellent links to the A40 and M40 as well as the M5 at Cheltenham via the A436. There are regular train services to London Paddington, Oxford and the Midlands from Moreton-in-Marsh (6 miles) taking about 90 minutes.
