Description

A pretty, country home in the heart of Zelah village with a self-contained annex and entertaining gardens.

Description

Kevran is a late 20th century home with a granite facade house, built in a typically Cornish rural vernacular. The original house has been subsequently extended to create a substantial family home that currently sleeps 13 as a successful holiday let.

Kevran forms part of a cluster of historic farm and coaching buildings along the ancient coaching road through Zelah. The main part of the house was built in the 1980’s and remodelled in 2004, 2008 and 2010 following successful planning applications

The western and eastern extensions are rough rendered and the whole building has a slate tiled roof and UPVC wrapped double glazed windows that simulate oak frames.

The property is accessed via a private, gated entrance drive that opens into a parking court with space for three or four cars.

The accommodation

Ground floor, main house.

The property is entered to the front elevation through the newly installed porch columns which opens into an entrance hall with a turning staircase, under stairs storage and a pretty seaside themed cloakroom.

From the entrance hall to the left is a study, currently furnished as an additional double bedroom.

Ahead is the main, cosy living room decorated in soft colours with a warming log burner and glazed doors that welcome you into the grand conservatory that overlooks the garden.

To the right of the entrance hall is the kitchen / breakfast room that stretches the full depth of the house. This impressive kitchen is fitted out in the original high-quality hard wood units with grey laminate work tops and tile splash backs. The kitchen includes a range of integrated appliances including a cream electric range oven; electric hob, overhead extractor, under counter dishwasher and a one and a half bowl white ceramic sink. There is a recess for a double American style fridge freezer and there is space for a large dining table in the centre of the room. The conservatory and garden can be accessed directly from the kitchen through a timber stable door, ideal for entertaining outside.

The conservatory is a large glazed multi-use reception space with porcelain tiled floor which opens onto the canopied jacuzzi area and garden terraces beyond. The traditional style conservatory frame is finished in an oak-coloured wrap with polycarbonate roof panels.

Self contained annex

From the kitchen is lockable internal door to the extension which comprises a spacious ‘L’ shaped reception room, with areas for both sitting and dining and double French doors open directly onto the rear garden. A ground floor, marble tiled wet room and separate utility/kitchen with its own rear entrance make this part of the property ideal as separate accommodation for multi generational living.
The kitchen is fitted with a range of units and appliances including a Hotpoint electric oven and hob, washing machine, tumble drier and Worcester oil fired boiler that provides heat for the whole property.
Upstairs is an open landing, a box room with south facing views over the garden and a spacious family bathroom with free standing heritage bath, pedestal sink and WC.
The large landing is currently used as a single bedroom.

First Floor, main house.

Ascending the turning stairs from the main entrance hall is a galleried landing off which is the main family bathroom with a fitted bath and shower, a WC and a pedestal sink. On this floor are four brightly decorated double bedrooms, each with distinctive characters and built in wardrobes. The principal suite has an ensuite bathroom with a roll top bath and heritage sanitary ware.

There is access to a loft space from the landing ceiling and the water emersion heater in one of the bedroom cupboards.

This property has been maintained to a good decorative standard throughout and offers an incredible range of room uses to make this an appealing investment.

Exterior, gardens and garage

Kevran is accessed over a bitumen paved entrance drive via automated vehicle gates to an area with ample parking for three cars. There is a double garage for two more cars. A flagstone path to the front door is bordered by gravelled plant beds and secondary paved paths lead around either side of the property via gates to the back garden.

The rear, rectangular shaped garden is laid to lawn and paved terraces, enclosed by tall coniferous tree hedges and double timber fences. The garden is divided into a series of garden spaces by structures and mature Antipodean planting accommodating Jacuzzi, sauna, dining area, miniature putting green, covered bar area, table tennis, woodshed, lawn, shed with a newly planted shrub border.

Location

Kevran lies at the heart of the ancient village of Zelah, historically a convenient rest stop in the centre of Cornwall for travellers passing from Lands End to London. The property was previously part of the village smithy complex, adjacent to the now listed farm buildings and the Hawkins pub, named after a famous local sea farer.

The property sits back from the village street in a plot enclosed by fields, fir trees and the neighbouring cottages. It is only a short drive away from the bustle of Truro City as well as some of the area’s best coastal walks, beaches and pleasure gardens including Holywell Bay and the long sands of Perranporth.

The historic port city of Truro is about six miles to the south offering a good selection of shops, restaurants, medical facilities, seasonal cultural events, a theatre, cinema and schooling as well as a mainline railway station offering direct services to London Paddington and Glasgow. Cornwall Airport at Newquay is approximately 13 miles away and has daily return flights to London as well as other domestic and international destinations.
