Description

An attractive modern village home close to Crieff

Description

3 Martin Gardens was built in 2006 to a design by local firm Denholm Partnership Architects. The house combines traditional values with contemporary design incorporating high quality finishes which are evident in the window and door ironmongery, the walnut cabinetry with leather handles and a timber kitchen built by the local joinery at Monzie. Solid oak entrance doors open to a vestibule and then to the reception hall. To the left of the hall is a formal sitting room with large windows and a carved stone mantel surrounding a wood burning stove. To the right of the hall is the open plan kitchen / dining room which has a cosy living room (also with wood burning stove) offset. The kitchen has a large central island and a view to the back garden whilst French windows from the dining area open to the verandah at the front of the house. There is also a utility room, larder and WC on the ground floor.

On the first floor the generous principal bedroom suite has a walk-in shower room and a dressing room. The guest bedroom has an en suite shower room and two further double bedrooms use the main bathroom which has a bath and a shower. All bedrooms (except the guest bedroom) have fitted wardrobes. The landing has a fitted study area if required and from the first floor there are lovely views over Muthill Golf Course up to the Sma’ Glen.

Outside
The house is set in a neat garden planted with colourful shrubs. At the front of the house is a lovely south facing verandah and to one side, a sheltered seating area. The garden has been thoughtfully landscaped with estate style fencing, stone gate pillars and mature beech hedging.

Double Garage
There is an attractive double garage with overhanging eaves ideal for sheltering a log stack. The solid timber doors open by remote control and there is both a window and a pedestrian door into the garage. There is useful storage space in the garage loft

Location

3 Martin Gardens is one of only five houses in a beautifully landscaped village development. Situated on the edge of the village of Muthill, the house looks out over beautiful countryside whilst also being within a village community. Muthill has a church and village hall as well as the Coorie-Inn restaurant. Crieff (2 miles) has supermarkets, independent shops, galleries, cafés and restaurants including the Lalique Glenturret Michelin-starred restaurant. There are a wide range of leisure facilities at the Strathearn Community Campus based at Crieff High School and also at The Crieff Hydro. Gleneagles and its golf courses are only about 6 miles south. More locally there is a 9 hole golf course just beside Martin Gardens in Muthill as well as courses at Crieff, Comrie and St Fillans. Muthill is set against a backdrop of agricultural and park land belonging to Drummond Estates, and Drummond Castle with its magnificent Italianate gardens is about a mile away.

There are endless opportunities for walking and water sports on the nearby hills and lochs. The property is well placed for access to Perth, Stirling, Edinburgh and Glasgow. The nearest train stations are at Perth, Gleneagles and Dunblane. The village is also on a scheduled bus route. In addition to the international airports at Glasgow and Edinburgh, Dundee Airport (about 43 miles) has daily flights to London. There is a primary school in Muthill and a secondary school in Crieff as well as a choice of private schooling close by with Ardvreck and Morrison’s Academy in Crieff and Strathallan, Kilgraston and Glenalmond College all within 17 miles.

Directions

From Edinburgh or Glasgow take the M9 past Stirling and continue northwards. Take the exit signposted for Braco and Crieff (A822). After about 6 miles and having passed through Braco, arrive in Muthill. Continue through the village and just before leaving, turn left and then first right into Martin Gardens. Turn right again and 3 Martin Gardens is straight ahead. From Perth the simplest route is to follow the A85 to Crieff and then take the A822 out of Crieff heading south. When it brings you into Muthill, the entrance to Martin Gardens is by the second turning on the right.
