Church Farm is nestled in a wonderful unspoilt location, close to the Alde Estuary, surrounded by beautiful countryside. The main house probably dates from the 18th Century and is built of red brick elevations under a pantile roof with painted timber windows, all double glazed. The property requires some updating and has great potential to create a wonderful family home. There is also the possibility to add an extension, subject to the necessary planning consents.

The front door opens to a lobby, off which is a larder. This leads into the kitchen which is fitted with a range of painted wall and base mounted units with a wooden worktop, stainless steel sink and four ring ceramic hob and electric oven. A full height cupboard provides further storage space.

The living room is an impressive and well-proportioned room with oak flooring and a high vaulted ceiling lit by two skylights, as well as having doors opening to the conservatory and the garden terrace. A period mantelpiece forms a focal point to the room and houses a Jetmaster fire grate.

To the other side of the kitchen lies the dining room which leads through to a single-storey wing, comprising a utility room, bedroom and a bathroom fitted with a white suite. The utility room has a bank of wall and base mounted units with a stainless steel sink and space for a washing machine. A back door provides access to the rear of the property.

Outbuildings
Close to the house is a courtyard with a walnut tree and two single-storey brick buildings with pantile roofs. The first building is a self-contained flat, comprising a living area with a kitchenette, a double bedroom and bathroom. Across the courtyard is a studio/office with power and light. A weatherboard storage shed forms the third side of the courtyard and has two sets of double doors with plenty of storage space and power and light. The roof appears to be asbestos.

Outside
The mature wooded gardens and grounds provide a magnificent backdrop to Church Farm, and are planted with numerous specimen trees interspersed with delightful walkways. There are two driveways; one to the front of the house leading through wooden gates and a second, which leads to a parking area close to the garden store and around to the other outbuildings.

Along the rear of the house is a stone paved terrace, perfect for outdoor entertaining. This overlooks the pretty rear garden which has a large lawn with shrub borders. Beyond, a pathway leads to an area of kitchen garden, enclosed by hedge with a greenhouse. There are a number of secluded pathways and a wide range of trees including maple, rowan, willow, oak, poplar, beech and a variety of fruit trees.

Services
Mains water and electricity are connected. Photovoltaic panels providing renewable energy. Oil-fired central heating. Private drainage via a sewage treatment plant. Ultrafast broadband is available and an outdoor mobile phone signal is likely according to Ofcom. Overhead power lines run across part of the garden with a wayleave paid by UK Power Networks.
