Description

Our seller says:

"I chose the house as it's in a perfect position with south facing garden and nobody overlooking. It's in a quiet cul-de-sac with direct access to the canal path. It's perfect for a family with small children as it's safe and close to the play park. This was also the only 4 bedroom house at the time that had 4 good sized double bedrooms. The kitchen/family/dining area is my favourite room in the house as this is where most of the socialising takes place and it's the hub of the house. I also love sitting in the garden or in the conservatory when the sun is out and we enjoy walking along the canal to the aquaduct.

I will miss our neighbours, the location and the peace and quiet but with easy access to Edinburgh"

This executive detached villa, located in the popular Waterside Meadows area of Broxburn, is a four/five bedroom residence positioned within a cul-de-sac. The property boasts significant kerb appeal with a slabbed and chipped driveway for two vehicles aside a neat lawn. Upon entering, you are greeted by a bright, spacious entrance hall, decorated in classic neutral tones, featuring wood luxury vinyl tile flooring setting the tone for the rest of the home. Step into the generous, peaceful living room, where a striking feature fireplace provides an attractive focal point and a touch of elegance.

The garage has been thoughtfully converted into an office space, which could alternatively serve as a home office/playroom or a fifth bedroom, adding versatile living options. The ground floor also includes understairs storage and an additional walk-in storage cupboard, along with a contemporary two-piece WC adorned in warm grey tones and dark tiled flooring.

The heart of this home is the stunning, spacious kitchen/family room, showcasing sleek white base and wall units with matching worktops and splashbacks, a hob and hood, integrated microwave and oven and dishwasher.  An up-to-the-minute peninsula breakfast bar separates the kitchen from the open dining space, which features a beautiful wood panelled wall.  Flowing seamlessly from the dining area, a bright conservatory with wood effect flooring offers access to the sizeable South facing rear garden, which features a large patio and a neat lawn with decking at the top, facing south for optimal sunlight. Completing the downstairs accommodation, a practical utility room includes additional units, integrated fridge freezer, space for a washer machine and tumble dryer and a door to the side.

Upstairs, the master bedroom, with navy feature wall is generously sized and enjoys an ensuite with a mains shower enclosure and a walk-in wardrobe with shelving and hanging areas. Three further double bedrooms, two with fitted storage, provide ample space for family or guests.  Additionally, there is a large storage cupboard in the upstairs hall, ensuring plenty of storage throughout the home.

This impressive family bathroom is a perfect blend of style and functionality. Fully tiled in earthy hues, it exudes a warm and inviting atmosphere. The his and hers sinks, set in gloss drawers, provide ample storage space while adding a touch of modern elegance. A rainfall shower over the bath offers a luxurious bathing experience, complemented by a sleek towel rail that ensures towels are always warm and ready. The overall design combines practicality with sophisticated aesthetics, making it an ideal space for the entire family to enjoy.

Extras included: All floor coverings, light fittings, blinds, oven, hob, hood, integrated microwave and fridge freezer. Please note no guarantees will be provided for these.
