In the heart of London Fields, lies a former 19th century shoe factory (previous tenants include Clarks Shoes) converted in the 00s. This loft is at the top of the original building with a gabled skylight providing muted natural light all day.

It is rare to come across an industrial conversion with such curated & historical heritage features. Cargo zinc plated floor-to-ceiling loading doors (the only pair left in the building) are mounted across one wall, & 120 year old reclaimed floorboards were rescued from a church in Lancashire, cut and laid across the top floor. Even one of the tables has been built over the base of a vintage sewing machine.

The thought and process that has been put into this loft is immediately evident when you enter. Once an early 00s start-up office, apparently there was clipped MDF flooring everywhere and a boxed in depressing hallway!

The owner went about commissioning a local architect Asif Khan to complete a spiral staircase made of Douglas Fir to open up and flood natural light into the bottom floor. The spindles you see are made of restored Victorian wrought iron, and the (Moravian) star chandeliers, were sourced specially by the owner, as a nod to their Pennsylvanian heritage.

The bedroom has been reworked to maximise storage & bed space, making it feel incredibly cosy and warm, or cool depending on the season. The bathroom has a tub with overhead shower, W/C and separate wash basin. The washing machine and tumble dryer are also stored here, out of the way from the rest of the property, and there is also plentiful storage for all linen, sheets and towels.

Upstairs you’ll see why the skylight is such a unique feature – light completely floods the top floor, without blinding you or creating a hotbox. This loft truly comes into its own in the afternoon light. 

Warehouse windows feature along the western facade of the top floor, and were updated in 2023 with fresh Crittall panes and glass for improved insulation. Blackout blinds, same as in the bedroom, have been installed to allow for complete darkness. 

The kitchen has been crafted over the years by the owner, featuring worktops reclaimed from old school desks, an antique butler sink, Belling 60s electric oven, hob and dishwasher. The only south facing window in the entire factory is just above the sink, overlooking the original iron fire-escape for the factory.

Infrared mounted electric heaters, a strong alternative to gas central heating, have been installed throughout, each controlled by their own thermostat. These provide instant heat and are very efficient.

The white walled side of the loft has been completely soundproofed, and as it is located in the centre of the building, it means that it is incredibly quiet, perfect for watching films on the drop-down projector, or listening to music through the Dolby surround sound system & Sonos speakers in the bedroom.

This is the archetypal creative loft in the heart of Hackney, fully furnished to a high standard.

London Fields is a few minutes walk away, and is at the centre the area’s culture. Broadway Market is a 5 minute walk away and plays host to one of the highest quality farmer’s market in London every Saturday. Local favourite haunts are The Snappery for freshly baked bread, 21 Sid for our favourite coffee and bread&truffle for fantastic lunches. Martello Hall is at the end of the road and is an institution for Thursday cocktails, and the Forest Road Taproom on Westgate Street is your local crafty boozer.

Regents Canal is around the corner and takes you east towards the Olympic Village through Victoria Park, or west for a beautiful towpath walk/run/cycle all the way Islington & Camden.

London Fields Rail Station is a two minutes walk, and takes you straight into Liverpool Street within 10 minutes. Hackney Central overground is less than 6 minutes walk away, & Bethnal Green Underground, connecting the central line, is a 15 minute walk away. Numerous 24hr buses travel down Mare Street taking you towards the city, and the rest of East London.
