Description

The Situation

Burton Overy, a conservation village, has long been regarded as one of the most sought-after locations within rural south Leicestershire. The village is surrounded by rolling countryside and only seven miles from Leicester city centre. The village has a church, a public house with a good restaurant and an active village hall. The area is well placed for Market Harborough and Leicester city centre, both offering a wide range of shopping and recreational amenities. In recent years re-siting of the Leicester Grammar School and Stoneygate School at Great Glen has been another drive for families coming into the area. Leicester High School for Girls, Uppingham and Oakham all within a thirty-minute car journey.

Communications are excellent with Leicester city centre nine miles to the north and nine miles south to Market Harborough. By road the M1 motorway connections are at junctions 20 and 21, with the M69 connecting via junction 21 to the M1. International air travel is well catered for at East Midlands Airport, Birmingham, Luton and Stansted. Both Leicester and Market Harborough offer mainline rail travel to London St Pancras International, the latter in approximately one hour.

The area is popular for riding with an abundance of bridleways nearby, golfing at Glen Gorse and water sports at Rutland Water.

The Property

Overton Cottage is an idyllic detached home, situated in a prominent position within the centre of the village. The cottage has been extensively yet sympathetically enhanced having undergone a full programme of renovations throughout, blending old and new to an exceptional standard, yet still presenting a further opportunity for conversion of the significant outbuilding which currently benefits from planning permission to convert to a two-bedroom annexe.

Entered through the front door, the welcoming entrance hall with its exposed beams and brick wall, has a set of stairs rising to the first floor with glass balustrade inset. From the hallway the various reception rooms are accessed including a cosy snug with open fire, exposed timbers, and window to front elevation.

The sitting room is flooded with natural light and boasts an inglenook style fireplace with original oak lintel.

The spacious and well-equipped kitchen/ breakfast room offers an open plan feel with views over the rear garden and is fitted with a range of eye and base level units, central island, quartz worksurfaces and various integrated appliances, with a set of French doors connecting to the garden terrace. From the kitchen is a useful utility room, fitted with complimenting units with space and plumbing for appliances. A guest cloakroom completes the ground floor.

To the first floor are three well-proportioned bedrooms, the stunning principal bedroom with vaulted ceiling, exposed wall timbers, and a triple aspect enjoys views over the village lane and gardens beyond. The second bedroom is equipped with ensuite shower room appointed with a double shower enclosure.
The luxurious main bathroom completes the first floor and is fitted with a panel enclosed bath with shower over and a bathroom LCD TV, twin wash hand basins set into shaker vanity units, touch sensor LED mirrors over and a heated towel rail.

Outside

The wonderful cottage grounds wrap around the property and provide a tranquil and low maintenance space with an excellent degree of privacy. There is a gated cobbled driveway accessed from the village lane providing plenty of parking. The idyllic garden has been thoughtfully landscaped, with various garden terraces providing a wonderful seating and outdoor dining space and offering easy connection with the kitchen and dining areas.

The large outbuilding/ garage offers excellent storage and currently benefits from planning permission to conversion to a two-bedroom cottage/annexe. Further details are available from the agents.
