Description

Unique Peninsula Estate Just 1.5 Miles From Truro

Description

Spectacularly situated above the popular waterfront village of Malpas and offered to the open market for the first time in 84 years Park Farm provides a unique opportunity to purchase a
spectacular peninsula above the confluence of the Rivers Truro and Tresillian. There is opportunity to remodel or replace the existing house (STP) to create a magnificent family home in an unrivalled spectacular position overlooking the river together with endless possibilities for conservation, eco-tourism, agriculture, renewables and development (stp).

Over 150,000 trees have been planted at Park Farm since 2003. The woodland has predominantly been planted with a diverse variety of broadleaves species including Ash, Oak,
Sweet Chestnut, English Walnut, Hornbeam, Lime, Field Maple,Wild Cherry, Aspen, and Beech which are interspersed with coniferous trees including Monterey, Scots and Corsican Pine, Douglas Fir, Giant Redwood, Western Cedar and Lawson Cypress. The woodlands have been carefully planted to encourage a wide variety of wild fauna and flora while leaving glades of open ground to take maximum advantage of the spectacular estuary vistas.

The house occupies an outstanding site at the southern tip ofthe farm just above the popular riverside village of Malpas and has enormous scope to remodel or replace (STP) to create a splendid family home. There is a well-appointed detached cabin offering one bedroomed self contained accommodation again with outstanding river views, ideal for guests or family.
With the benefit of existing planning consents, Park Farm already offers outstanding opportunities for eco-tourism and eco-education including the development of 6 woodland
ecolodges all with fabulous river views and has scope for further lodges within the woodland areas (STP). There is a 5 acre site let to an established outdoor educational provider under a long lease together with approximately 33 acres of organic pasture.

Braemar offers an exciting and rare opportunity to enhance/remodel or build a superb home (subject to necessary planning consent) in a wonderful setting, enjoying uninterrupted estuary views near the southern boundary of Park Farm. The current property sits facing south and is accessed by car via the long private drive that winds through Park Farm from Sunny Corner and leads to a parking and turning area on the east side of the house. There is also direct
pedestrian access via a bridleway to the vibrant riverside village of Malpas with its popular pub, farmshop and marina.

The majority of the land at Park Farm has been planted over the last 20 years to woodland with a harmonious mixed blend of broadleaves which are broken up by statuesque Monterey Pines which were planted as wind breaks by a previous owner. Rides and areas of open ground adorned with a rich tapestry of ferns, mosses, and wildflowers, invite exploration and serve as vital habitats for a variety of wildlife, providing shelter and breeding grounds for numerous species.

Near the northern boundary there is a large pond that adds to the aesthetic beauty of the landscape and provides a watering hole for woodland creatures. Close to the southern boundary is the remains of an old quarry and a building which we understand had previously been used as part of a ‘cottage’. The woodland offers potential for ecotourism with endless possibilities including developing guided nature walks, birdwatching excursions, and photography tours that could combine with Eco-friendly accommodations, such as rustic
cabins or glamping sites (stp). Interwoven with the woodland the organic pasture fields create a picturesque mosaic of greenery that enhances the natural beauty of the landscape. These fields, managed using sustainable farming practices, provide vital habitat for grazing animals while seamlessly blending into the surrounding woodland environment. The organic pasture fields not only serve as a scenic backdrop but also play a crucial role in promoting biodiversity and ecological balance by supporting a myriad of insect pollinators, birds, and small mammals, contributing to the overall health of the ecosystem. In addition to their ecological significance, the pasture fields offer future opportunities for sustainable agriculture and local food production. The integration of organic pasture fields within the woodland landscape enhances the aesthetic appeal of the surroundings and is an example of how agriculture and conservation can coexist harmoniously.
