Description

This characterful Victorian terrace with a loft conversion and open-plan living space is situated in a wonderful spot, backing onto the river and a nature reserve, steps from popular schooling, and only minutes from St Albans city centre and stations.

The Property

The Victorian era is apparent as soon as you approach the property. At 125 years old, there’s character inside and out, from carved stone lintels above sash windows, to a feature fireplace in the lounge. Coming in through the front door, replaced just a few years ago, you step into bright, open accommodation, airy from high ceilings, and with light that can travel from front to back. The lounge to the front is a good size, with space for sofas, and with a range of built-in cupboards and shelves. There’s further understairs storage, and some of the understairs space has been cleverly changed into a convenient cloakroom. Between the lounge and the kitchen is dining space big enough for daily meals and weekend dinner parties alike. The owners have a desk in this area too, providing a place to work from home if needed.

The kitchen to the back is fitted in cream Shaker-style cabinetry with wood-effect work surfaces and teal-tiled splashbacks. The front bedroom is a generous double with fitted wardrobes, while bedroom three at the back has bespoke storage for books and games, clothes and shoes. A cupboard in the corner has been configured as a useful office, affording somewhere for playing on the PC or getting homework done.

To the top floor, a loft conversion has created a private primary bedroom. Light streams in through large Velux windows, and there are leafy views to the river and trees behind. Being such a significant size, there’s possibility for multiple uses, currently with areas to get ready, to play music, to study and to sleep.

The Plot

The plot here is particularly appealing, facing southwest for sun during the day and into the evenings. The outdoor offering is tranquil, surrounded by trees, and has a two-tier patio on which to sit and enjoy it. The patio was laid only two years ago, and the railings separating the two were designed by the owners and made by a local blacksmith to reflect the riverside setting. There’s also a lower-level lawn featuring an apple bush, and borders planted with raspberry, rosemary and mature roses. The garden grants space for a shed and a summerhouse, for storing the lawnmower, and for sitting outside undercover from rain.

Parking at the property is available on the road to the front. Between 11am and 1pm on weekdays, this is on a permit basis. Weekends is free parking.

The Position

It’s hard to believe you’re in a city when wandering the woodland behind Riverside Road. The River Ver runs to the west of the road, there are watercress beds, allotments and a nature reserve behind the house, and herons fly overhead. Verulam Angling Club and Verulam Golf Club are one end of the street, with St Albans Sub Aqua Club and St Peter’s School at the other.

St Albans city centre is just 15 minutes away on foot, and here you’ll find history at every turn, from the Abbey dating back 1700 years, to Ye Olde Fighting Cocks thought to be the oldest pub in the country, to The Odyssey art deco cinema. The city covers an eclectic, exciting array of events and entertainment, and there’s truly something for everyone, whether that be for food and drink, arts and culture, retail and relaxing.

Transport connections in St Albans are ideal for commuters, and the property is within walking distance of both the city’s stations. Trains run into London St Pancras in as little as 20 minutes from St Albans City, and into London Euston in around 40 minutes from St Albans Abbey. Services from St Albans City continue to Luton and Gatwick airports, and end in Brighton.
