Description

Hallam is an individual, award winning property, benefitting from a generous plot and situated in one of Hampshire’s most sought after villages

Built by the current owners in 1997, Hallam is a 4 bedroom family home offering fantastic potential to further improve. A house which offers a number of exciting opportunities to extend or even build a new home, for more information, please see the attached planning document.

Situated in the heart of Ashmansworth, a gravel driveway provides plenty of off road parking to the side of the house and garage, permission has been granted to reposition the driveway at the front of the house should it be a preferred option.

The accommodation is mostly arranged on the ground floor with an impressive drawing room in the centre of the house, this has a 28’ vaulted ceiling with full height windows and doors allowing for wonderful views over the garden and light to pour into the house, an impressive inglenook fireplace which is fully exposed with bricks being the main focal point. The kitchen/ reakfast room and dining room are positioned next to each other at the side of the house, both with access to the garden. The Aga in the kitchen is positioned back to back with the woodburning stove in the dining room. There is a utility/cloak room next to the kitchen, and the entrance hall is at the front of the house with useful storage built in either side.

The bedrooms are on the opposite side of the house, the principal bedroom has an en suite bathroom, there are three additional bedrooms and a family bathroom. A turning staircase leads to a mezzanine/study which overlooks the drawing room. Planning was granted in 2001 to extend these bedrooms to the side of the house and also create a bedroom above, as this planning was implemented and the foundations have been laid, this is granted in perpetuity. Plans for this can be provided upon request.

Outside, Hallam benefits from a large level plot, mostly laid to lawn with a mixture of shrubs and established trees, making it very private. There is a garage and workshop/store as you approach the house on the driveway.
