An elegant Victorian family home recently extended in the loft and to the rear, yet with lots of original features, just a short 250 metre walk from Hither Green Station, with direct trains to London Bridge (in just 10 minutes).

So why should you buy me?

This beautifully kept house has been made into a home over a happy 16 year stay by the lovely owner Nilly, and now it could be yours! (See Nilly’s favourite features of the house below this basic description).

When Nilly first moved in, the property required a fair amount of work to bring back its original Victorian charm, but nobody can deny it’s charm now.

The open plan kitchen (with the island / four seat breakfast bar) was applied for in 2022 and completed 2023, and is now the most frequented room in the house, with triple folding glass doors leading out to the immaculate South West facing garden (perfect for the evening sun and entertaining).

The kitchen extends from the already spacious double reception room, both with original fireplaces still in tact and bundles of storage.

The first floor consists of 2 large double bedrooms, including fireplaces and original storage areas, and the rear has been remodelled to fit a large family bathroom complete with a walk in shower.

The loft extension hosts the third double bedroom and is en-suite, with access to the eaves for storage and two Velux windows for bundles of natural light.

Nilly holds lots of the important certificates including the boiler certificate (installed 2022), FENSA certificates from when the windows were replaced (2013) and of course the extension certificates (2005 & 2023 respectively).

Despite the house being a stunner, arguably the best feature of the house is the location – being based on ‘the posh side’ of Hither Green which has been highlighted by national press as 'the next appreciation hot spot' in South East London.

Hither Green station is just a 250 metre walk door to platform, and has frequent direct trains into the city including a fast train to London Bridge in just 10 mins.

Manor House Gardens (550m walk) is a stunning local park, with a beautiful central lake, large play area, buzzy café, tennis courts and regular community events.

Parking is easy with residents permit on street (only between 11:00-12:00 weekdays to put off cheeky commuters).

We look forward to booking your appointment to view, but don’t forget to explore the virtual tour in the meantime! See if you can find the cardboard cut out of Jason Donovan! :)

Some nice insights from Nilly (the lovely owner):

What features of this property appealed to you when you were buying?

The garden is South West facing and gets sun pretty much all day. It’s got an unusually high brick wall at the back so feels very private and has always felt to me like a secret garden!

There are 4 beautiful fire places which add a lot of character and charm. All the bedrooms are really good sized and the bathroom is large which I love, and also very bright.

Was the boiler changed in your ownership? If so, when?
The boiler was changed in July 2022 which I have a certificate for.

Since moving in, what is your favourite thing about living in your home?
The area has a lovely sense of community, the road has a very active and supportive WhatsApp group. There’s always someone willing to lend you something you need, help with something or take packages in. We have an annual Christmas drinks in the ‘Station’ pub which is lovely.

What is your typical commute to work? How long does it take?
I work on Brick Lane in Shoreditch and it takes me 50 minutes door to door.

What are the best transport links locally and how long does it take to get to key landmarks?
The trains from Hither Green station are 10 min into London Bridge, you can be front door to Borough Market in just over 20 minutes! The train also goes to Cannon Street, Waterloo and Charing Cross so really easy to get into anywhere in London.

What are the best local schools?
Brindishe Green school and Trinity are both very close, many of the children on this road attend them and I know a lot of people move to the area for the good schools.

What are the best local sports clubs/gyms?
I go to Base13, ten min walk away, which is the best place I have ever trained, and has a wonderful social scene as well, there are lots of members locally who go and we all see eachother out and about.

Whats the best local café?
There are a few cafés to choose from nearby, all a bit different. I like ‘You Don’t bring me Flowers’ which is both a florist and a café - it does great sandwiches and is right by the station.

What are the best local restaurants?
The Italian on the corner - Sapore Vero is excellent, the staff are really friendly and there’s always a nice atmosphere.

Easiest local supermarkets/shops?
Sainsburys local is just a two min walk, and there is a large Sainsburys and Lidl in Lee both 5 min drive.

Any other lovely feature about your home?
The neighbours, garden, and proximity to town have made it a wonderful place to live for the last 16 years – I really hope you like it too.
