Description

THE FLAT CONSISTS OF LIVING ROOM WITH BALCONY + KITCHEN WITH DINING ROOM + 2 BEDROOMS + BATHROOM + TOILET + CLOSED GALLERY.

Centrally located flat on the first floor of a small family building. It has a lift and is located in the most important avenue of the town, where you can find shops, supermarkets, chemist's, hotels, etc. Close to a school, the municipal library, the main park, the sports pavilion, the municipal market, etc.

The building has only two floors and two flats on each of its floors. The surface of the flat is 127 m2 and although the building was built in 1964, the flat has recently been refurbished and the building has had the stairs renovated and a lift added.

As soon as you enter the flat, just in front of the entrance you will find the living-dining room, which is very spacious, with an area of 30 m2. Enough space to comfortably define the dining area and the lounge area. From this room there is access to the balcony, which is large enough to house a small table and a couple of chairs to enjoy the fresh air.

On the right hand side of the entrance there is a corridor that gives access to the rest of the rooms. The first of these is a medium-sized room, with a surface area of 11 m2, facing the interior gallery of the building.

Next to it is the bathroom, which has a single washbasin (although wider than usual), toilet and shower. There was previously a bidet in this bathroom, so it could be refitted.

The next room is the kitchen, to which the space previously occupied by a room was added to convert it into a dining room, the kitchen being open to the dining room, open plan. Very practical for people who prefer to have everything at hand.

From here there is access to a small hall that connects the last rooms of the flat: a toilet, a bedroom and the gallery, located on one side, where the washing machine and the water heater are located.

The bathroom is just big enough to house a simple washbasin and the toilet. Next is the second bedroom of the flat, which has a surface area of almost 11 m2.

In the case of needing 3 rooms, the dining room next to the kitchen could be returned to its previous state.

Property features: Surface area of 127 m2 - Living/dining room of 30 m2 - Split air conditioning (hot/cold) in the living/dining room - Balcony - Open plan kitchen with dining area - 2 bedrooms - Bathroom - Toilet - Telephone line + internet connection - Lift.

Canals is a town located in the south of the province of Valencia, in the region of La Costera. It is very well connected by train with Valencia, with trains every 30 minutes. In addition, from the Xàtiva train station, there are medium-distance trains to the main cities in Spain.

Nearby are the A-7 motorway which comes from the north of the country through the Mediterranean area (Barcelona, Tarragona, Castellón and Valencia) and reaches the south of the country (Murcia, Almería, etc.) and the A-35 motorway, towards Albacete and Madrid.

Most of the surface area of the municipality is flat, with a small area to the south that goes into the Serra Grossa, on the border of the neighbouring town of Ollería. The river Cáñoles flows through the municipality, as does the river Los Santos, a tributary of the Cáñoles, which has its source in the neighbouring town of Alcudia de Crespins.

Canals has several districts: Ayacor, Torre Cerdá (or Torre de los Frailes) and the district of La Torre.

The climate: although its climate is Mediterranean, being far from the coast and located between valleys, the summers are hotter and the winters are colder than in the coastal towns. In summer it is quite common for Canals, together with Xàtiva, to record the highest temperatures in the area.

Local festivals: From 16th to 18th January, Canals celebrates the patron saint's festival of San Antonio Abad, declared to be of National Tourist Interest and of Regional Tourist Interest. The most famous part of the festivities is the burning of one of the largest bonfires in the world (18 metres high and 14 metres in diameter). Around 80 tons of firewood are used, provided by the villagers. Other activities are also held, such as the parade of floats and troupes, concerts, processions and masses, among others. On the third day, the ‘Dels Parells’ festival is held, in which the animals are blessed and a parade is held in which the festival-goers hand out gifts and toys through the streets of the village. At the end of the day it is customary to taste one of the typical dishes of the town: baked rice.

During one of the weekends in September, the fair is held, where a multitude of events take place, among the most famous of which are the paellas and the costumes.

Among the town's illustrious neighbours are Pope Calixtus III, born in 1378 in the district of La Torre, and Ricardo Tormo, born in 1952, twice world motorcycling champion and several times Spanish motorcycling champion.

It is believed that the town was founded around 1240. Thanks to the fertile lands of the municipality due to its privileged location, next to the river Cáñoles and the river Los Santos, it was very important during the Muslim domination.
