Please note the property has suffered from some "moderate" clay shrinkage subsidence where the original building meets the newer extension. This is deemed to be caused by moisture abstraction by a nearby, third party owned 22m English Oak. In the interim remedial works to the drains have been completed to Granary Cottage. The property is still being regularly monitored by the Hastings Direct, the insurance company. The last visit was 10.05.2024 and mitigation is expected to be completed by September 2024. Monitoring of the cracks is expected to continue for 4 months after mitigation has been completed, or until stability of the property is evidenced. We are advised in literature supplied that superstructure repair work may begin three months commencing in February 2025, subject to timeframes leading up to the repair stage being completed.
We have also been advised by our client (09.05.2024) that it is highly likely the new buyer(s) will benefit from the transfer of the insurance subsidence claim. This is however subject to final and formal confirmation from the insurer, but is agreed in theory.
