Description

The property
Ridgeway Farm dates from the early 19th century and has been updated throughout. The front door opens onto a central hall with stairs ahead, beneath which is a cellar. To the right is a family room and sitting room and to the left a drawing room and further sitting room. Passing through the sitting room takes you to a kitchen with dining room. The kitchen floor is quarry tiled and there are a number of bespoke units, a central island with granite work surfaces, a built in pantry cupboard and an Everhot electric range cooker. Beyond the kitchen is a utility/bootroom.

On the first floor, the principal bedroom has a dressing room/study which leads to an en suite shower room and bathroom. There are a further 2 bedrooms on this floor and a large family bathroom with twin sinks. On the second floor, there are a further 3 bedrooms, one of which is a 'through room' and two of which have en suite shower rooms.

The annexe has a separate entrance and forms part of the garage block. The front door opens onto a small hall with a cloakroom. Beyond the hall is a kitchen/breakfast room and sitting room. On the first floor there are 2 bedrooms and a bathroom. The annexe has a Church covenant which precludes it from being let and it must be used for family use only.

Outside
Electrically operated wooden gates open onto a generous gravelled driveway with plenty of parking space. Parking is further added to by a triple garage, behind which is the annexe. In addition, there is a gardener's WC. The garden wraps around the house but lies mainly to the east and is set to lawn with mature boundary hedging and a wooded area to the eastern end.

Location
Ridgeway Farm is situated on the outer edge of Repton. The village has a wide range of local
amenites including a primary school, church,
village hall with cafe, village shop, butchers,
a takeaway and local gastro pubs. The village is home to the well-respected Repton School which is one of the country's top co-educational schools covering both preparatory and senior schools.

There are a number of other local amenities
including Calke Abbey National Trust Park, Staunton Harold, and water sports at Foremark
reservoir. Derby provides an excellent direct train service to London St Pancras International in around an hour and a half. Road links are good with the A38 and A50 roads providing Midlands links.
