WELCOME TO KINGSMEAD!

Back in 1993 we walked through the door of this family home and fell in love with it. All these years on we have enjoyed our home and raised our family here. All the things we fell in love with initially we still appreciate…. 

Upon entering our home you are greeted with a welcoming hallway leading off from here we have a downstairs WC. 

In 2022 we designed & re-fitted our kitchen with WREN and we love the end result, contemporary in design, well equipped and fully suited to family life. We added bespoke features to include a larder cupboard with lighting and clever storage designs. It is spacious, light and we have very much enjoyed the results of our design. 

We are fortunate to have our main lounge/diner but leading off from this we have a study, a snug room and separate family room – here we have a skylight which is a feature we love. It is the perfect layout for family life, the children can play in the family room whilst we work in our study or unwind in the main lounge. It is a real treat to have all this living space which is as a result of a single extension. 

Leading outside you will find our private enclosed rear garden. It is the perfect place to enjoy a barbeque and soak up the sunshine. 

Upstairs we have four double bedrooms with ample storage. 

We have a modern family bathroom. 

We have a spacious loft area and have installed a new loft ladder for easy access. 

To the front we have a double garage with remote electric doors added in or around 2021. We also have a driveway so have ample parking. 

Our home is situated north east of the Cathedral City of St Albans with an array of fabulous shops, restaurants, bars and the famous market on the weekend. We love the hustle and bustle of the town and it is endless with things to do and events. There is the train station with its high speed links to London within 30 minutes as well as good public transport generally. There are beautiful parks and countrywide walks to enjoy. We are also in the catchment area to excellent local schools – this town really does have it all. 

Agents opinion – This home is beautiful and a must see! It has a welcoming feel as soon as you step through the door. It offers amazing living space but there is scope to extend and alter to include garage conversion, addition of an en-suite, there is so much variety. This is the type of home you could move into unpack and live a very happy life in beautiful surroundings.
