Description

The location is certainly key to this property, being in a private road with no through traffic the land is arranged with formal gardens to the rear and side and a paddock is separated by a post and rail fence which then adjoins the Downs with horses and sheep. The house is well set up as a family home but has planning permission in place to detach the house and create a standalone residence.

From the covered entrance porch, the front door leads into the spacious entrance/reception hall with a vaulted ceiling and a galleried landing reception and deep cupboard under the stairs. The door into the kitchen/dining room has a range of wooden units with matching worksurface, space for a dishwasher, cooker and ample storage cupboards. There is a downstairs cloakroom and a large utility room with a door to the garden and plumbing for washing machine and tumble dryer and a wall mounted Worcester combi boiler.
The lounge is triple aspect and overlooks the garden on all sides. French doors open straight out to the garden and embraces the incredible backdrop of the South Downs. Next door is another reception room or ground floor third bedroom.
The first floor galleried landing has a door into bedroom one with amazing views over the adjoining Downland, is really a very special outlook. There is a full wall of wardrobes with hanging rails and there is a further Velux window. Bedroom Two has a window to the front, a hatch to the loft and a fitted wardrobe. The spacious bathroom has a panelled bath, separate shower cubicle, pedestal wash hand basin, low level w/c and a shelved cupboard.

Outside – the garden is a very special feature, alongside the location. The front has a mature hedge, and a gate leads into the driveway. There is ample parking on the gravel drive for several vehicles and a double garage with two up and over doors, light, and power. There are well stocked flower borders, and a side access gate leads to a large private side garden with patio area for table and chairs and a large area of lawn bordered by close boarded fencing, to the rear of the property are raised beds and steps leading up to the lawn area. There is a separate fenced paddock with a gate and post rail fencing amounting to approximately 1/4acre.

* Please note that this house is currently attached to next door and planning permission has been granted to build a wall to separate this property making it detached. There is also planning permission in place to extend the roof allowing for two further bedrooms as well as a ground floor extension. Further details available on request.
