Freehold

Description

A truly exceptional detached family home with panoramic views across the West Dorset countryside and beyond to the sea at Lyme Bay, Weymouth Bay and Portland, together with a detached one bed cottage, and a detached studio annexe, both ideal for holiday letting or multi-generational living. All set in grounds of just under 3 acres.

THE PROPERTY
Tucked away in an incredible elevated position on the fringe of the most pretty hamlet of Waddon, first glimpses of Rocket are most impressive with its very pretty rendered and brick façade under a pitched slate roof.
On first entering the property there is a real sense of charm, space and light with a large entrance hall leading perfectly into a most fabulous open plan kitchen incorporating a number of bespoke wall and base units and plenty of room for a large breakfast/dining table. Like nearly all the rooms in this terrific house, it is almost impossible not to smile, especially when looking out of the windows! The views are quite possibly some of the very finest in one of the very best counties! It is so rare to have an unspoilt view of the countryside and the coast at Lyme Bay, Weymouth and Portland.
The incredible sitting room is also worth a special mention, with large windows taking full advantage of the house's position.
The principal bedrooms are situated on the first floor, with three beautiful bedrooms including a fantastic master bedroom suite with dressing room and shower. There is a further bedroom and an office/ bedroom with a store room on the second floor.

OUTSIDE
The wonderful gardens are a particular feature of this property and surround the house perfectly. In all about 3 acres. There are many places to sit and take in this breathtaking location, but not many locations where you can watch a tractor chugging by and a speedboat at the same time!
To the far end of the grounds is a fantastic holiday cottage deriving an established income stream. There is also a separate one bedroomed studio which would also make a superb holiday rental. Both have full planning permission for residential use for full time independent living, both with central heating, and would therefore also be ideal for multigenerational living.
All in all, this is a truly incredible family home in an idyllic yet convenient location.

LOCATION
Waddon is a pretty hamlet overlooking the Jurassic Coastline with a network of footpaths from the garden gate leading to the Hardy Monument and the South West Coast Path. It is just an 10-minute walk into the heart of the very charming village of Portesham, in an Area of Outstanding Natural Beauty and superbly located within easy reach of the World Heritage Jurassic Coast, Portesham has an excellent range of local facilities including the King's Arms public house, St Peter's parish church and a Methodist church, and an active village hall. There is a post office, farm shop, deli and café and a GP surgery.
More extensive amenities are available at the County Town of Dorchester (just under 8 miles) which has an excellent range of facilities including shops, restaurants, public houses and supermarkets including a Waitrose and Tesco. Also worth a mention is the vibrant development at Brewery Square with its cinema, bars, restaurants and leading shops. On the western fringe of Dorchester lies Poundbury, well-known for its association with The Prince of Wales and the Duchy of Cornwall, which comprises a mixture of residential and commercial areas attractively laid out in a variety of traditional architectural styles with an excellent selection of specialist shops, boutiques and restaurants There are two railway stations in Dorchester with regular services to London Waterloo and Bristol.
The channel port of Weymouth, just over 7 miles, has an excellent marina and is nationally renowned for its sailing facilities together with its lovely sandy beach and safe swimming. The National Academy of Sailing is located at Portland and all the sailing events for the 2012 Olympics were held at Weymouth and Portland.
The handsome Georgian market town of Bridport is just 12 miles along the coast.
