Description

Green Gates is an excellent equestrian property  situated off Winslow Road in Nash and approached by a driveway with secure gates affording privacy as well as easy accessibility.  With accommodation that can be extended to make full time living quarters ( see planning Buckinghamshire Council and Aylesbury Vale area ref 23/02085/APP.) this makes for an ideal  home for a horse owner, a riding school or similar use. There are currently four paddocks,  one being 2 acres and all having post and rail fencing, automatic water troughs and field shelters. There are 6 stables, a cross-tie area, hay barn, tack room, two isolation stables, a huge purpose built muck heap and lots of parking with easy access.  The 40 x 20m sand and rubber menage is fully enclosed.

In addition , there are living facilities which comprise a one bedroom apartment in good condition.  This has a door opening onto a reception room with an open plan kitchen with a range of units, inbuilt oven and magnetic induction hob, extractor and a fridge. All the windows overlook the front and there are wood floors throughout. There is a double bedroom and a shower room with a walk in shower, Low level WC and pedestal wash hand basin. Electric radiators throughout. In the tack room next door there is plumbing for a washing machine.

In the words of the current owner;

'It’s a three-minute hack down the road to miles of off-road hacking linking to Milton Keynes wonderful bridle paths and The Swan Way.
Only 5 miles will take you to the international top class venue Addington Equestrian hosting FEI and regular BS and BD competitions, and 18 miles to another top-class venue, Bury Farm Equestrian Centre with several others within an hour's drive.
For eventers, we have endless BE and Cotswold Cup venues within two hours lorry drive including the prestigious Aston Le Walls, Swalcliffe, Offchurch Bury, Tweseldown and BCA. Green Gates is within the Whaddon Chase Pony Club and Bicester and Whaddon Hunt area with the boxing day meet five minutes down the road. Finally, the site is also in the heart of Team Chase country with the Kimblewick, Bicester, Oakley and Grafton all local and many others not too far away.
There are excellent gallops for hire ten minutes away (plus many others locally), and lots of indoor and outdoor arenas as well as cross country courses for hire including Milton Keynes Equestrian Centre, Attington Stud and Keysoe International.
Not forgetting probably, the only endurance ride through a city known as the Concrete Cow Ride.
Plenty of local fantastic vet practices, farriers and other professionals, so all in all very well cared for.  Excellent road networks mean it's not hard to get to anywhere.
You will struggle to find a yard that is better situated for competing or for caring for your equine family.'

An overage will be in place that would apply should an uplift occur in value on the land following planning permission for more than two residential properties should that be granted over the next fifty years. This would be 30% of any uplift following the permission being granted payable within ninety days to the existing owners or their successors.

Nash is a desirable village and the community has many events centred around the village hall . It is in the catchment area for schools in local villages. For children aged 4 to 7 this is Whaddon Church of England School, and for children aged 7 plus there is Great Horwood Church of England School. The village is also in catchment for the Royal Latin School in Buckingham. Stony Stratford is approximately 4 miles away and has a high street with shops, banks and restaurants. Milton Keynes is a 15 min drive away and has a wider range of amenities including commuter trains to Euston inn 32 mins. Nearby Winslow is a market town and the East West railway station will be opening in 2025 with links to Oxford and Cambridge.
