What a great find! A lovely spacious modern property, with a gite for additional income, 2 swimming pools, fantastic terraces and views, in a quiet village on the Canal du Midi. It has been fully renovated to a high standard by the current owners, who have created an impressive and attractive home and a popular holiday spot for their guests.

You enter the property down a long drive, leading to parking areas for the house and gite. The first sight through the pine trees is the new terrace with in-ground pool that lies in front of the main house, offering views across the valley to the mountains.

The house itself is single-storey with picture windows overlooking the terrace, creating a feeling of space and light. The front door leads into a hallway with storage, which separates the sleeping area to the right and the living space to the left.

There is a living room (35m2) with wood-burning stove, open to a second sitting area (20m2), then a few steps lead up to the dining room (14m2) with open fireplace, and on to the fully-fitted kitchen (12m2). There is also a laundry room (6m2).

The main living room (47m2) has an open fireplace and patio doors, and includes a modern kitchen area. The 2 bedrooms (each 12m2) have fitted wardrobes, and an en-suite shower room with WC (4m2).
In front of the gite, and totally screened from the house, is another large terrace and swimming pool (10m x 5m).

From extensive grounds have a number of mature trees, including olive trees, and ensure that both house and gite are not over-looked. There is a former garage (22m2) now used for storage, and a covered store (29m2) attached. There is also a large covered wood-store.

There is an area (1200m2) including the former tennis court in front of the house, at a lower level, that could be built on. This would allow further development but would not detract from the privacy of the current property.

The village of Villedubert, population 350, lies on the Canal du Midi, about 10 minutes from Carcassonne. There is a restaurant in the village. A walk along the canal banks leads to the neighbouring village of Trebes with a number of restaurants and bars beside the water.

There is a retail park with a Carrefour hypermarket at Pont Rouge (5 minutes), and Carcassonne international airport is 20 minutes away by car.
