Homes 'like this' come very rarely to the open market, so my advice is, read this while you phone us up, I don't think it will stay vacant for long.

Tucked away in the heart of Pantymwyn Village is No.1 Rock Cottages, which is down Post Office Lane, how quaint! It's an absolute gem of a home, best described as 21st Century mixed with the very old, which creates an exquisite abode to live in.

Nestled behind some other houses, but still very private, is this gorgeous three bedroom country cottage. Yes, you have a neighbour, but their garden is hidden away at the opposite end of their cottage (and she's lovely too).

A gate opens into your own private driveway, suitable for a good few cars, which then leads to a large detached garage. Raised up to the same level of the house, you have a small area of lawn with a small rockface to accompany it....your very own rockface, who'd have thought huh!!! This all sits directly next to the home, with a set of patio doors leading to the inside, but hang on a mo, we're not done with the outside yet.

The house is raised up with your small garden to one side, and that's there for when you're socialising. I say small garden but in reality, it's probably the same size garden given to the modern homes of today!

From here, you look down at the lower level garden which is every horticulturist's dream. It's a very large plot, completely enclosed and beautifully maintained. There's a large area of lawn, a greenhouse and a shed for all of your tools. It comes with a variety of trees and shrubs of all makes and sizes, so if a garden is important to you, there's one big fat tick you can cross off your list!

We enter the home via the grey gravel pathway that leads us to the lead embossed glass panelled, classy front door! Well, you'd expect nothing less here! The glass allows ample light to flood inside, keeping your entrance hallway nice and bright.

As we step inside, an entrance hall greets us and provides plenty of room for wet coats and shoes. An old wooden door to our left opens into the lounge, while an opening straight in front, takes us into the dining / social area of this home.

This is probably the most social room in the cottage, why would you ever want to leave here? With its beamed ceiling and exposed stone, it's like walking back in time. You can easily fit a six seat table and chairs in here, but there is also plenty of room for two comfy sofas that sit either side of the beautiful stone fireplace, where a large wood burner is housed that pretty much keeps your home nice and toasty. This room then opens up to reveal the open-plan kitchen.....if I were looking for a home, my pen would need more ink as I'd be ticking my 'must have' checklist constantly!

The great thing about this room is, whilst you are creating your culinary masterpieces, you won't be missing out on any of the action because all of your friends, or family, will be gathered around you in the most social part of your home. They in the meantime will be gently toasted by the fire, emanating a beautiful glow onto their rosy cheeks. This is a home for entertaining close friends, having the time of your life, and making some amazing memories with the people that really matter.

At the very end of the kitchen is a staircase leading to a utility room and at the end of that is a very handy toilet. It's like a downstairs cloakroom, only up a flight of steps!!! Anyway, it's handy as it's separate to your main bathroom, which is conveniently located on the other side of the house. Basically what I'm trying to say is your friends or family won't have to traipse up to your main bathroom every time they are caught short.

Next to the cloakroom is a backdoor opening up to reveal the outside, with a path leading you back to the small raised area of grass next to the garage.

Back inside and through the front door If you like......we seem to have done a full circle of the house by going up some steps we end up, back at the front door.....anyway, this time, instead of heading straight into the kitchen / diner, we'll turn left.

Opening the beautiful wooden door we now step into the lounge. It's a large spacious room with a quality solid wooden floor and an exposed stone wall that really sets the scene. A set of patio doors open out onto the smaller garden and allow the outside in. This is the room to either sit and snuggle up in the winter or it's where the party kicks off before you all head into the kitchen. A set of stairs at the rear of the room, leads us to the first floor accommodation.

The theme upstairs is wooden floors, which meander around the corridor taking us to each room.
The main bedroom, a good double, allows some freestanding bedside furniture and other accompaniments but also offers a large built in wardrobe. A window provides lovely views of the surroundings and lets plenty of natural light in.

The second bedroom, while a similar size to the main, lacks the double built in wardrobe, but still offers one but provides a large space for a freestanding wardrobe while still allowing plenty of space for more freestanding pieces.

The third bedroom, while still a decent double bedroom, has the slight disadvantage of the sloping roof. There is ample space in here, but you need to plan how best to use it.

Considering this is an old stone cottage built a long time ago, the room sizes are very impressive, and the bathroom is no exception.

It comes with a gorgeous rolltop freestanding bath, well of course it would, you wouldn't expect anything else in here, would you darling??? The sink is built in and fully tiled around with storage space to the rear and below, like a modern vanity sink, but older! Lastly you have the obligatory W.C., and a home wouldn't be a home without one, in fact it would be classed as a cave! A small frosted window lets light in, and keeps prying eyes out!

I think that's about it, what I haven't described the photos will hopefully clarify, please do not think that everything in this description is staying, please check with the owners what they are including in the sale, as I would hate you to be disappointed when it's not there when you move in!

The multi-fuel burner provides heat to the radiators and creates the hot water. There is an emersion heater for when the summer months come and you don't want to light the fire. I'd suggest talking to the owners about how easy this is to use.

All in all WHAT A HOME!! It's an old home that has been modernised and bought kicking and screaming into the 21st Century! It offers internal space aplenty, it has been created for entertaining loads of friends and family or just for you and a loved one or even just you, how you want to use it is entirely your choice, but how nice is it to have that choice! Usually these modern homes make the choices for you.....but not this old girl, she'll let you live your life how you want, inside or out she has everything, a small garden or a larger garden, a great social kitchen / dining room, a spacious lounge, three generous bedrooms, two toilets, a garage, a rockface and all this in a popular village location, that's very hidden away......it sounds so good, I think I might buy it.....so hurry up and go see it!
