Description

A charming period terraced 2 double-bedroomed town cottage in quiet backwater location with pretty garden area within an easy walk of Bridport town centre and riverside walks to the coast at West Bay

SITUATION: The property is located in a small terrace of period cottages in a quiet backwater location approached only by a level pedestrian access off East Street and Backrivers Walkway which joins with the hard surface footpath across the meadows to West Bay. This is a totally quiet and secluded location in the heart of Bridport town centre.

Bridport is a vibrant, alternative and creative town with a mainly individual range of shops and businesses boosted by a twice weekly street market, vintage and artists' quadrant, an art centre, Electric Palace theatre/cinema and leisure centre with indoor swimming pool. The central Bucky Doo Square hosts bands, events and festivals all year round ranging from a Hat Festival to a Literary Festival, food, music and Page to Screen Festival as well as Carnival and Torchlight Procession.

There are organisations and clubs to suit most leisure and retirement interests and the town has great "soul" with its community orchard, churches, allotments, soup kitchen, food bank and many music venues.

The coast at West Bay lies some 2 miles to the south with its fishing and boating harbour, beaches, cliff-top Golf Course and range of marine activities as well as access to the Jurassic Coastline and South West Coastal Paths.

THE PROPERTY comprises a mid-terrace cottage dating probably from the Georgian period and features high ceilings, large sash-style uPVC double-glazed windows affording a good degree of natural light to the interior, ceiling cornices and period fireplaces. It features rendered colourwashed elevations under a slate roof. The property is believed not to be Listed but was originally part of the ropewalks for which Bridport is renowned.

The property has been tenanted for many years and is now in need of some refurbishment. There is now no forward chain.

There is the advantage of a good garden "retreat" area to engage with nature although this is not connected directly to the property. A small rear yard provides immediate enjoyment for sitting out in the sun.

DIRECTIONS: From the centre of Bridport walking east along East Street, the walkway through to Asker Terrace will be found about half-way along on the right-hand side.

THE ACCOMMODATION comprises the following:
A new UPVC front door with small glazed pane opens to the:
ENTRANCE HALL with staircase rising to the first floor with handrails both sides.
SITTING ROOM with large sash-style window to the east, period fireplace surround fitted with coal-effect gas fire with tiled reveal and stone plinth. Sliding double-glazed door with side pane opening to the rear courtyard. Laminate flooring.
DINING ROOM with coal-effect electric fire fitted. Window to the east and small-paned glazed door with step down to:
KITCHEN which is well fitted with older-style units comprising wall cupboards with shelf finishing and base cupboards and drawers with matching wood-effect worksurfaces over incorporating an inset single drainer, stainless steel sink unit, space for cooker, washing machine plumbing and tumble dryer. Window looking into the enclosed courtyard to the west with door also into the yard. Space for breakfast table, vinyl flooring. Wall-mounted modern gas-fired combi-boiler.
FIRST FLOOR
The staircase is split to the east and west. On the first three-quarter landing are a few steps leading to the:
BATHROOM which extends to the rear with a lean-to roof with a Velux window providing natural light. This bathroom is fitted with an older-style panelled bath with shower unit over and screen, a pedestal basin and low level toilet. Obscure-glazed side window, two glass shelves and walk-in deep eaves storage cupboard with electric light fitted.
MAIN LANDING with sash window to the front and ideal for a desk space taking advantage of the views. Hatch to roof space.
BEDROOM 1: A double bedroom with shaped chimney breast and window to the east with views to distant trees.
BEDROOM 2: A second double bedroom with large sash-style window and wrought iron Victorian fireplace feature.

OUTSIDE
There is a small enclosed yard to the west side of the property, well enclosed with high boundaries ensuring privacy and seclusion.

There is also a detached patch of garden which belongs to this property and which lies to the north of the property and is accessed by a flagstone pathway. It has well established trees including a holly tree and is presently uncultivated. This area also houses the bins. This offers potential for further planting and enjoyment.

SERVICES: Mains electricity, water and drainage. Gas-fired heating to individual radiators. Double-glazed UPVC windows. Council Tax Band 'B'.
