SITUATION

Great Walsingham is far quieter and more rural than its nearest neighbour, Little Walsingham, a mile away. Despite its name this small Conservation Village sits in the vale of the River Stiffkey amongst a scattering of country cottages, farmhouses and timber framed buildings including 16th century Berry Hall where it is said Henry VIII first met Anne Boleyn.

A short walk from the green are the Great Walsingham Barns, perched on a hill and home to an increasingly popular cafe alongside other well-established craft-based businesses.

The Medieval village of Little Walsingham is a centre of pilgrimage with two main Shrines: the 14th Century Roman Catholic National Shrine of Our Lady and the Anglican Shrine of Our Lady of Walsingham. The village is also renowned for the 20-acre Walsingham Abbey grounds containing the ruins of the Augustinian Priory dating back to 1153.

For a village of its size, Little Walsingham supports an amazing number of shops, mainly tourist/pilgrim shops but also a Post Office, mini-supermarket, antique shops, tea shops and a popular pub. An old farmyard (owned by the Walsingham Estate) has recently been converted into a courtyard of shops and local businesses including a hairdresser, and the award-winning Farm Shop.

The village has a doctor's surgery and a Primary School. Linking Little Walsingham to the coastal town of Wells-next-the-Sea, some 5 miles away, is the Wells & Walsingham Light Railway. Little Walsingham is centrally located for Holt, Burnham Market, Wells-next-the-Sea, the beach at Holkham and the market town of Fakenham.

DESCRIPTION

The Old Chapel is a charming semidetached cottage which was formerly part of the associated barns adjoining the Grade II listed Half Moon public house. One of four properties that were converted in recent years and they sit around a courtyard on the edge of the village.

The front door opens into the reception hall/ dining room with vaulted ceiling, original beams, pamment flooring and painted exposed flintwork, a large window overlooks the courtyard garden. This room leads through into an inner hallway with space for coat and boot storage and a separate shower room/WC leading off.

The kitchen/sitting room is fitted with a modern shaker style kitchen with a full range of fitted cupboards and a small island unit. Integrated appliances include a washer/dryer, dishwasher, electric cooker and extractor hood.

French doors open to a south facing terrace, letting in lots of natural light and the original features run throughout from painted flint walls, bricked flooring, stoned mullioned recesses, vaulted ceilings, and old beams. There is plenty of space in this area for comfortable seating.

There are three double bedrooms, all are carpeted with storage space or fitted wardrobes and the same original features, two have en suite shower rooms with high quality white sanitary wear, rain fall showers, vanity units, underfloor heating and heated towel rails and all are beautifully tiled.

The third bedroom benefits from the use of the family shower room that is a short walk across the hall.

Painted throughout in warm neutral tones this is a light filled and contemporary cottage with a few quirky touches.
__________

OUTSIDE

The Old Chapel has two lovely outside spaces, a fully enclosed courtyard garden which is fully paved and enclosed by metal park railings and a lovely yew hedge. It should be noted that garden has matured since these external summer photographs were taken. This is the perfect outside dining area, and ideal for BBQ’s.

On the south side of the house there is a further paved terrace, the perfect place to enjoy the sun. The property has two private parking spaces which are accessed over the shared car park. There are two useful lock up sheds for garden and bicycle storage and a further open covered area, ideal for hanging up wet gear to dry. The oil tank is located behind the sheds.

The group of cottages are part of a management company with shared costs for any works needed to communal areas.
