Description

The property
Shulista Croft provides a fantastic opportunity to purchase a superb lifestyle property located at the far north end of the ever-popular Isle of Skye. The property comprises an interesting combination of residential, farming/crofting interest and letting accommodation with deluxe glamping cabins. The property enjoys some stunning views from the house and land to the iconic Trotterrnish ridge, the Torridon mountains on mainland and from the hill croft land panoramic views of the Outer Hebrides and north west Skye.

Residential Property
Shulista includes an attractive 1 ½ storey 3 bedroom croft house which has been upgraded and modernised to provide very comfortable family accommodation. The house is constructed of whitewashed stone walls set under a pitched slated roof, there are 2 small lean-to extensions to the rear. The house enjoys a substantial garden area to the rear which is fenced and a useful timber shed. The house and garden area have been de-crofted.

Deluxe Glamping Cabins
Located close to the house are 4 deluxe glamping cabins which were installed in 2014. These are fantastic self-catering units and have proved extremely popular, capitalising on the Isle of Skye’s enduring popularity as a world class tourist destination. The cabins have an open plan bedroom/living/kitchen area together with a separate shower and wc One cabin has its own private, wood-fired hot tub. The cabins let at around £135 to £199 per night based on a 3-night stay. They trade at a very good occupancy between Easter until November.

There is ample scope and land for a new owner to expand the business element at Shulista Croft. Planning Permission was granted in 2016 for additional cabins, Motorhome Pitches & a Camping Site. (Highland Planning Ref 16/02087/FUL). The site has already been created with full electricity & water supply. Prospective purchasers are advised that they should make their own enquiries with the local planning authority at
The remains of a Longhouse exists on the Croft, which also offers potential for development subject to the appropriate planning consents.

Croft
Included in the sale is a substantial croft tenancy assignation and apportionment. In total the croft land extends to approximately 223 acres (90.25 ha) which is a combination of ‘in-bye’ ground to the east and west of the house and a large area of permanent apportionment from the common grazings. The land provides good grazing for sheep and cattle however given the extent of the land there may be opportunities to embark on some environmental, amenity and woodland schemes. The croft also has grazing rights on the island of Trodday (Eilean Trodday) which lies off the coast to the northeast of the headland Rubha Hunish.

Within the croft area and immediately to the northwest of the house is a substantial agricultural shed measuring approximately 14.93m x 7.53m.

Crofting
Some of the property comprises a croft tenancy and permanent apportionment from common grazings. The sale of the crofting element is by way of a croft tenancy assignation and the sale will be conditional upon approval by the crofting commission. The property is therefore subject to certain restrictions that an owner must satisfy, such as crofting/farming the land and living within 32kms of the land. Further information available from the selling agents or by contacting the Crofting Commission –
