The one thing I hope you will take away after your viewing is the breathtaking views all around Filers Green and because it is in a Conservation Area this will not change. The other thing I love is how quiet it is but still being well connected. This is what sold the property to me. To gain full planning for the alterations to Filers Green from Plans to Full Planning and Conservation Permission took me 14 months. My plan was to build the new extension, fit a new kitchen then convert the existing Kitchen into a Ensuite bedroom, then convert the rear of the property.

This would have given me 6 bedrooms, 3 en-suite and 2 separate toilet / shower rooms. 2 x sitting rooms a large kitchen leading onto the patio kitchen, fishpond, and Spa Hot Tub. The Master suite comprises of a bathroom, Landing, dressing room and master bedroom with a Juliet balcony with panoramic views over Blagdon Lake and the surrounding hills.

The landscaping for the new kitchen extension, garden kitchen, pond and Spa Hot Tub have been completed, the extension built and passed building control, this was the first part of the build at a cost of £110,000. My plans have changed, and this place is too big for one person and his dog. I could complete the build, but I am sure that whoever gets to purchase and live in Filers Green would want to change it to their own taste. I have already purchased the Miele appliances for the kitchen, new boiler and High-Pressure water system had all the electrics upgraded to 3-Phase with new consumer boards ready for the project.

Whoever takes over will have the ‘nice bits’ to complete. Blagdon Village is fantastic, after moving from Devon and finding myself alone I volunteered at the local Village Club Bar, it is a great place to meet and get to know the locals. The club has a skittle team, pool team, quizzes, draws, snooker tables and there is always a friendly volunteer behind the bar. We have a post office and store. Apart from the Village Club there is a great pub; The New Inn, The Queen Adelaide is a fantastic Thai Restaurant and takeaway, also the Seymour Arms is about to reopen and all with in a 15-minute walk from Filers Green. I also own the small field on the opposite side of Dark Lane and my Grand Children use the field for football and fun.

I have made many great friends since moving here and I intend to stay in the surrounding area but in a smaller property. Who knows I could be serving you a drink in the village sometime soon!
