More engineered oak flooring runs underfoot, and a generous bank of glazing opens to the terrace beyond. The monopitch ceiling, lined with timber, furthers the room's voluminous feel. An adjacent en suite is laid with rectangular-shaped ceramic floor and wall tiles.

The lower-ground floor is arranged to provide two bedrooms. The larger of the two has a deep timber beam that spans the ceiling. A tilt-and-turn door and a glazed side panel look to the central courtyard. The second bedroom also has a tilt-and-turn window to the courtyard, as well as an olive green bedhead wall and further timber lining.

A bathroom with a generous corner shower finished in biscuit-coloured ceramic tiles completes the plan. A wide mirror rises to the timber-clad ceiling behind the sink and WC.

Outdoor Space

There is a small but perfectly formed terrace accessed through a glazed tilt-and-turn door from the top floor bedroom. The space is screened from neighbours by a set of louvre metal grilles.

The communal courtyard provides a small amenity space for residents and is home to two rounded planters planted with bamboo that sways gently in the breeze.

The Area

The house is within close proximity of the bustling Harlesden High street. The area is experiencing large levels of investment, including the new Crossrail train network and the potential development of Old Oak Common to create the HS2 interchange, set to open early in the 2030s.

The house is between the vast grasslands of Wormwood Scrubs, and the more cultivated Roundwood Park. The outstanding amenities of Notting Hill and Queen's Park are within easy reach, as is Westfield shopping centre. Kensal Green, with its excellent pubs and restaurants is only 12 minutes away by train from Willesden Junction. Ida is a particular favourite, with proper little Italian food.

There is quick road access to the west via the A40/M40. The tube and overground are available at Willesden Junction, under a 10 minute walk away, serviced by the Bakerloo, District & Circle line trains. Nearby are the well-regarded schools of Maple Walk Primary School, St. Joseph Primary, Leopold School and Nicoll Nursery.
