The property is believed to date back to the 17th Century and offers many character and period features which include a superb Inglenook fireplace, exposed beams, walls and A frames, a spiral staircase and exposed wood floorboards. The living room has a spectacular vaulted ceiling with exposed brick and timber along with a large feature fireplace with wood burning stove. The accommodation includes four bedrooms over two floors, first floor bathroom, living room, dining room, kitchen and ground floor WC.

Outside there is a large (60' x 16') barn that could easily be converted to stables, along with further out buildings (originally pigsties), a stable, circular summerhouse and wood store.

Added benefits include a solar PV array that generates a maximum of 4Kw of free electricity + a steady and seasonal additional income from the Feed In Tariff payments (contract until 2037). The property has oil fired central heating.

Ground Floor

Further doors lead to the dining room, downstairs cloakroom/WC and kitchen. The dining room has an Inglenook fireplace and exposed beams. The kitchen/breakfast room is fitted with units and granite work surfaces along with under counter appliances. The room is dual aspect with tiled flooring and exposed beams and has a further door to the outside.

First Floor
The landing provides access to the second floor and doors to bedrooms one and two and the bathroom. Both bedrooms are large doubles with exposed beams and the bathroom is fitted with a modern three piece suite.

Second floor
The staircase leads into a large study area with exposed beams that could be used as an occasional fourth bedroom. A door leads into a stunning third bedroom with exposed beams and views over the gardens and paddocks.

Outside
The property sits at the front corner of a total plot approaching 5 acres. Immediately outside are formal gardens with lawns and flower beds, various fruit trees and a circular summer house.

The paddock area extends to around 4.5 acres and can be used for hay or equestrian use and is easily accessible from the parking areas. There are outbuildings which include the former pigsties, a stable, wood store and large 60' x 16' Barn with power that could easily be converted into further stabling.

Parking
The property offers off-road parking providing space for several vehicles and access to the outbuildings and paddock.

General Information
At one time the Cottage was a staging post for the London-Holyhead stagecoach, which changed here after the run from the Dun Cow in Dunchurch. The property has been used as a resting place for cattle drivers and also by a Circuit Judge who held County Court here monthly. The Cottage also hosted the post Wroth Silver Ceremony breakfast, believed to be Britain’s longest running annual ceremony (11th November) recorded as ‘ongoing’ in 1086 and on Knightlow Hill since 1170. The cottage is also included on the Statutory list of buildings of Architectural or Historical interest.

Location
The Cottage lies close to the village of Stretton on Dunsmore with its excellent social life, Village Hall, Village Pub, Church and Primary School. Higher level education is available at Rugby, Leamington Spa, Southam or Coventry and there are also several Private Schools nearby. The property has brilliant accessibility with the A45 trunk Road providing easy road access to the M1 and M6 motorways, the Fosse Way giving north/south access and Rugby, Leamington Spa and Coventry mainline rail stations all within a 20 minute drive.
