DESCRIPTION

103 The Street is a single storey dwelling in the highly sought after South Norfolk village of Brooke, NR15. The property stands well back from the road behind its own front garden and is entered through the front door, directly into the central inner hall.

To the left of the hall is the large double aspect sitting room (15’11 x 13’3). An opening from the sitting room leads straight through to the dining room (9’10 x 9’10) at the rear of the property, which in turn is open to the fitted kitchen (14’10 x 9’10). There is a door from the kitchen that leads out to the rear garden. Heading back to the inner hallway, the modest bedroom 3 (9’10 x 8’4) is located at the front of the property, and next to this is the main bedroom (13’9 x 10’7) with built in wardrobe and access to its own en suite shower room. The family bathroom can be found off the inner hallway along with bedroom 2 (9’10 x 9’10) which is currently used as an office. This room then has access to a utility room which in turn has access to the rear garden. We believe this set up may have been created so that a carer could use bedroom 2 privately, with the services in the utility room, and located next to the bathroom.
__________

OUTSIDE

The property is set back from the road with ample off-road parking and a single garage (18’1 x 9’1) and a shed currently set up as an office and store respectively (11’1 x 9’4 and 9’5 x 7’10). There is a large garden to the front of the property, with a view towards the church whilst the rear garden is partly laid to lawn along with a patio terrace.
__________

SITUATION

The property is situated in the sought after village of Brooke, which has good local facilities including a primary school, farm shop, two public houses, hair salons, café, florist, vet, garage, village hall, cricket club and church.

The nearby village of Poringland (2.4 miles) offers good local amenities, including another primary school, library, post office, surgery, public houses and a Budgens supermarket. There is schooling for high school pupils at Framingham Earl, which is just 3.7 miles away. Additional supermarket shopping is very accessible, with a Tesco Superstore at nearby Harford (7.3 miles) and an Asda Superstore on Hall Road (7.1 miles).

The Cathedral City of Norwich is a short commute (8 miles). Norwich has a vibrant business community and, as the regional centre, has an extensive range of cultural and leisure facilities, including the Norwich City football club, two theatres, the Riverside leisure development complete with cinema and numerous restaurants and pubs. The city has an excellent range of state and private schools and is well known for its excellent shopping, with a combination of independent retailers along with a number of premium department stores. Norwich has a mainline railway station with a service to London Liverpool Street and the expanding Norwich International Airport is just to the north of the city.

Brooke is only 12.6 miles from the Georgian market town of Beccles, which provides excellent day to day shopping, leisure facilities and schools and has a railway station with services to Lowestoft and Ipswich with onward connections to London, Liverpool Street. The market is on Fridays.
