Old Courts House was built in 1991 on the site of former grass tennis courts which were historically used by residents of Spittalfield and neighbouring villages. A decked terrace on the east side of the house is a lovely space to sit out in summer. A pretty burn runs along the northern boundary of the property and there is lots of scope to do more with the garden depending on buyers’ requirements.

Old Courts House is situated right on the edge of Spittalfield which is a village characterised by its pretty traditional houses set around a village green. Spittalfield has a coffee shop, a bus stop and also a local farm shop selling home grown produce. There is a local shop at Murthly (about 2 miles) and Blairgowrie has a good selection of supermarkets as well as health and professional services, while Dunkeld with its historic cathedral on the banks of the River Tay is better known for its independent shops, bars and cafés. The Meikleour Arms Hotel and Uisge in Murthly are two popular local restaurants. Dunkeld has a railway station with regular services north and south and a sleeper service to London. Perth and Dundee are only about 14 miles and 24 miles away respectively and provide a more comprehensive selection of shops, cultural opportunities, leisure facilities, travel links, hospitals and professional services. There is a primary school at Glendelvine (0.1 miles) and secondary schooling in Blairgowrie. There are also a number of private schools including Glenalmond, Strathallan, Ardvreck, Craigclowan and Kilgraston within about 30 miles.

Old Courts House is ideally positioned to take advantage of the many outdoor pursuits that Perthshire has to offer. There are some fabulous cycle paths and walks around the forests and lochs above Dunkeld, or along the River Tay and in the bluebell woods of Ballathie to name a few. Perthshire has many beautiful Munros, and lochs Tay, Earn and Tummel are amongst some of the most popular for watersports. There are also opportunities to fish on the rivers Isla and Tay, while Glenshee Ski Centre is only 24 miles north of Blairgowrie. Old Courts House is within 35 miles of some of Scotland’s finest championship golf courses including Gleneagles, St Andrews, Carnoustie and The Rosemount Course at Blairgowrie Golf Club.

Directions

From Perth take the A93 north towards Blairgowrie. After about 10 miles cross the River Isla and pass the Beech Hedge on the left before turning left to Meikleour. Drive through the village and after almost 4 miles drive through the village of Spittalfield and just after passing the coffee shop on the left (at the centre of the village) turn left down a farm road. The entrance to Old Courts House is immediately on the left.
