Description

THE PROPERTY.
2 Butts Cottages comprises a charming terraced cottage which has origins dating back several hundred years and has rendered elevations under and slated roof. The cottage is surprisingly spacious and retains a great deal of character with some delightful period features such as the ceiling beam in the sitting room and the deep windowsills.

2 Butts Cottages was extensively renovated and remodelled about 7 years ago, so is essentially a ‘modern’ home in the shell of a delightful period cottage. Works included a lean-to kitchen extension to the rear which is beautifully light and semi-vaulted with two velux windows, as well as incorporating a former outbuilding which is now a spacious modern ground floor bathroom. 2 Butts Cottages benefits from three double bedrooms to the first floor and a WC, as well as double glazed windows and doors and modern electric heaters.

OUTSIDE.
To the rear of the cottage and accessed through French doors in the breakfast room and from the lobby, is an attractive and secluded courtyard which faces south west. It is paved with high boundaries and has a summerhouse/store.

The property benefits from a small parking space to the front of the cottage and there is also a small, unrestricted car park by the church just a short distance up the road.

SITUATION.
2 Butts Cottages sits on the outskirts of the pretty village of Buckerell which is in turn located in the wide Otter Valley amongst some of the county’s most picturesque countryside. It is conveniently located, being only about 4 miles from the busy market town of Honiton and on the outskirts of the town is the Heathfield Industrial Estate which offers a range supermarkets. Honiton is well known as an antique and book centre, as well as having the usual multiples such as Smiths, Boots and Tesco. There are a number of independent shops, restaurants, schools and sporting facilities including sports centre/swimming pool, golf club, and a rail link to London on the Exeter to Waterloo line.

Honiton has excellent communication facilities, with a dual carriageway to the Cathedral City of Exeter, the County Town, some 18 miles to the west. Exeter has excellent shopping and sporting facilities, theatres, main line express rail link to London Paddington, M5 access and international airport. The coast at Sidmouth, East Devon’s premier coastal resort, is approximately 10 miles to the south and lies on the World Heritage Jurassic Coastline. The coastal towns of Lyme Regis, Seaton and Sidmouth are all within about half an hour’s drive.

DIRECTIONS.
From Honiton proceed in a westerly direction turning left into Heathpark and following the signs to Buckerell and Weston. Carry on past the Otter Inn and turn first left. Proceed along this lane for approximately 1 mile and into the village where 2 Butts Cottages will be found in front of you on a right hand bend. You can park a little further on in the church carpark on the left.
