Absolutely beautiful.

This newly renovated four-bedroom, two-bathroom home is ready to move in. Featuring off road parking for up to three cars, private back garden, close proximity to amazing green space and a zone 6 train station.  All set in a wonderful community environment.

Overview:

If you appreciate the large, light airy spaces that 1960s architecture can offer then you will love this house, from the external nod to the sailing boats on the river Thames - just a stone throw away - through to the environmentally savvy designed development on which the house is located.  The house is part of Hurst Park meadow which runs parallel to the river and is just a 20mins walk from Hampton Court station - within zone 6 – so you can just tap your way in and out of central London.

This high-end renovation includes a front and rear extension plus a back garden landscaping project. Retaining original features such as reeded glass and the centre piece staircase, but also tastefully modernised to include an extensive German kitchen (Leicht) with utility area and architectural Ultra-slim profile sliding doors.  Leading directly out to the south facing garden, enabling easy indoor and outdoor living and dining.

Tour:

Entering the property from the lawned front garden you arrive at the vast light filled hallway, with sky light and views extending through the house into back garden.  From here you can access the utility cupboard, the coat and shoe closet and the shower room.  Particularly handy if you have a dog or like a shower immediately after exercise.  The architectural glass pivot door leads you to the kitchen diner, first entering the utility space with double 1810 sink and tap, with built in Siemens dishwasher.  Here the 5 x tall units housing 2 ovens, a Siemens fridge freezer, a larder with pullout drawers and an appliance garage.

Moving into the main kitchen area is a breakfast bar with Quooker tap and 1810 drinks sink.  Pullout bins and ample storage space and induction hob with extractor unit.  Also featuring a remote opening Velux window.

The breakfast bar sits between the kitchen and dining room, which provides a great social dining experience, for family meals and larger gatherings.

The lounge is a truly homely space.  The floor to ceiling windows allow the morning light to flood in and brighten the entire house.  At nearly 6 meters long this room is also very spacious, offering plenty of room for the whole family.

The original 1960’s stair case is a ‘switchback’ design providing a central full height open space – great spot for a statement piece of art.

On the first floor you will find four bedrooms, 2 generously sized, both of which have built in wardrobes and would happily host a king sized bed.  The other 2 rooms would fit a double and other furniture but would also provide a great office space.

The main bathroom layout has a fitted bath with inbuild shower, a hand held douche next to the toilet and a vanity unit with table top sink – all with Grohe accessories.  There is ample space, even for the most ambitious toiletry amasser.

Outside:

The front garden is lawned and has top and toe flower beds – this area is very peaceful with a green outlook.  There is a small pathway that runs between the garden of the opposite house which is seldom used.

The back garden is enclosed and is covered by lawn and composite decking, the latter perfect for al fresco dining and lounging.  Beyond the fence is a driveway large enough for up to 3 cars, which is a significant advantage this close to London, and also given that the area does not sit within either the ULEZ or congestion zone.

To note, planning permission has been granted for garage conversion.

The development:

The Hurst Park development - built by Wates – was mindfully planned to ensure that residents would not be exposed to either noise or air pollution.  The houses in Buckingham Gardens have a green aspect, with ‘walking only’ at the front of the properties.  It is a very peaceful location and the clever staggered design of the houses provides a sense of privacy.  The estate has a well stocked Tesco within walking distance.

The local area:

Hurst Park is a large green space next to the river and a fabulous place to sit and watch the world go by.  From walkers and runners to the buzz of the river transport including; swimmers, canal boats, rowing teams, sailing boats, gin palaces and paddle borders.  This spot is also home to the oldest running ferry in England, which delivers you to the London side of the Thames, in Hampton.

Walking along the riverbank towards Hampton court palace you will first pass David Gilmour’s floating recording studio, past the mature sycamore trees you will reach the East Molesey cricket club.  They always welcome new members and have a busy cricket and social schedule.  This is also home to the Miss Polly café – a great river side spot for breakfast or just a coffee.  Next is the Molesey rowing club with its steady academy of British Olympians - also welcomes armatures - and host the ‘Eight on the river’ café, great for brunch whilst watching the river life flow by.  The Molesey lock café which is another good stop off for coffee and cake and on a sunny day indulge with an ice cream.

The village is aways buzzing and has plenty of choice for eating and drinking including two pubs, a multicuisine offering of restaurants as well as some fantastic brunch establishments.  The village also has the every day essentials; butcher, green grocer, deli, wine shop (with regular tastings and a small bar), as well as independent gift and antique shops and art galleries.

The train station is easy to navigate and has a small coffee shop, with all trains heading to Waterloo via Wimbledon and Vauxhall.  The main attraction of the area is Hampton Court palace, with great value membership you can enjoy the palace and gardens all year round.  The Palace hosts many events including concerts and food festivals.  Opposite is The Mitre hotel, bar and restaurant with great a riverside aspect and The Mute Swan with it’s fantastic Sunday lunches..

Molesey also has a high street with many conveniences such as flower shops, electrical and DIY stores, hair dressers and barbers, dog groomers etc.

Leisure amenities include; The Hurst Pool, a 5 min walk.  The Pavilion Club with lawned tennis courts, gym and pool just a 10mins stroll away and The Xcel leisure complex, which is either a 5 min drive (lots of parking) or a 30min walk.

What the current owners say:

Having previously lived in a highly built-up part of London we could not believe that we were able to live by the river in such a beautiful part of the country and still have easy access to central London.  Molesey is still an undiscovered gem and soaked in history!

Our priority was close to green space and far away from noise and traffic pollution – box ticked.

Next, was a beautiful home with lots of light and ample space for all our needs, including a garage and off-road parking.

Equally important was being within walking distance of shops, bars, coffee shops and restaurants.  With the Hampton Court village nearby and a Tesco even closer – we ticked this box as well.

As well as the beautiful surroundings the other draw was the age range and diversity of the local residents.  It is a very welcoming, inclusive, and safe place to live with a ready-built community that is friendly but not intrusive.

If your boxes include good schools and outdoor spaces, there are plenty to chose from whether you wish state, private or faith based.  Or if you are approaching retirement, you will find plenty to keep you occupied here – some of our neighbours meet for boules on a Sunday, just a 5 min stroll away.

You will also have the best commute in town.  Just a 20 mins walk along the river, with bird song and wildlife, met with a view of the Hampton Court bridge and then once seated on the train (you will always get a seat as it is the departing station) you will have a wonderful view of the Palace towers and chimneys.

The Hampton Lido which is heated and open 365 days a year – even Christmas day if you fancy building up an appetite for dinner - and Bushy Park are also big draws.

Shopping locations include; Kingston Upon Thames, just a 10mins drive away the shopping center has a Fenwick and large Apple store.  There is also a John Lewis and lots of other chain and independent shops. Also a wonderful location for some river side dining.  Wimbledon, only a 20mins train journey away and Esher and Claygate, the latter with its Jose Pizarro tapas pub, The Swan Inn.

In summary, the house and the area are simply quite wonderful.
