Description

FOUR BEDROOM DETACHED HOUSE. Available for sale is this four bedroom family home with an open KITCHEN/ DINING ROOM, conservatory with tiled roof, SOUTH FACING GARDEN, garden office and much more!

Entrance Hall
Main entrance at the front of this house leads into the very handy entrance hall.

Living Room 20'2" x 10'5" (6.15m x 3.18m)
The living room is a large reception room at the front of the house which is exceptionally big (larger than the 3 bed versions of these houses). This is a generous sized family room.

Kitchen/ Dining Room 15' x 11'11" (4.57m x 3.63m)
To the rear of the living room accessed via internal French doors is the open-plan kitchen/ dining room. There are modern grey units, a double oven, electric hob and a 'Belfast' style sink too. This is a large open space, perfect for families.

Utility and W.C
Accessed just off the kitchen there is a utility room and downstairs W.C which is a very useful space. This room has the washing and drying machines in it currently but the plumbing is still present for a shower if needed (previously this was a shower room).

Conservatory 15'2" x 10'5" (4.62m x 3.18m)
The very rear of the ground floor is home to the conservatory which a previous owner has put a full tiled roof on. The current owners use this as a play room and it makes for a very handy additional reception room.

Main Bedroom 14'4" x 8'4" (4.37m x 2.54m)
The main bedroom is a larhge double bedroom with fabulous views over the rear aspect. There are large built in wardrobes in an 'L' shape configuration for storage.

Second Bedroom 11'9" x 8'4" (3.58m x 2.54m)
The second bedroom is another double bedroom located at the front of the first floor - currently this room is used as a single bedroom but can comfortably house a double bed.

Third Bedroom 11'9" x 6' (3.58m x 1.83m)
The third bedroom is a large single room at the rear of the first floor looking over the beautiful rear aspect including a view up the high street in Farsley and a view of the church steeple St John's in Farsley.

Fourth Bedroom 8'4" x 5'5" (2.54m x 1.65m)
The fourth bedroom is a huge bonus as most of these houses have three bedrooms from new. This extra room is being used as a child's bedroom currently and works well as a nursery/ home office.

House Bathroom
The house bathroom is newly installed and very well maintained. There is a HUGE bathtub with an over-head shower, a toilet and a hand basin. All tiled to a high standard.

Garage 17' x 8'3" (5.18m x 2.51m)
The garage is a decent sized single garage with power and light located at the end of the block paved driveway.

Outside Office 9'2" x 7'10" (2.8m x 2.4m)
This house is the home that keeps surprising you with a newly built outside office with power and light within. For anyone needing a separate space for working from home, this outside office is the perfect solution.

External
Externally to the front of the house there is a large block paved driveway which provides off street parking for multiple cars off road. The driveway has a gate leading down the side of the house to the garage door. The rear garden is made up of sections, there is a raised patio adjoining the house (great for adults to keep a watchful eye over children playing). There is a lawn beyond the patio and beyond that a newly installed decking and fence. This south facing garden is a sun trap and is fabulous (English weather permitting).

Location
Farsley is a fantastic village in the heart of Yorkshire located between Horsforth and Pudsey. Famed for being the birthplace of Aston Martin, Farsleys history is rich and long; today its bustling high street with a plethora of shops, pubs, bars and eateries makes Farsley an ideal little village with all the amenities one would ever need. Although leaving Farsley is not necessary, it is easy with it being well connected via bus and road routes as well as via train at New Pudsey Station which is less than a mile and a half from Farsley centre. Brilliant primary schools are also a reason to buy in Farsley and they regularly obtain an ‘Outstanding’ Ofsted report.
