Pwllheli is a seaside town on the southern tip of beautiful Llyn Penninsula in Gwynedd, North West Wales, with a busy modern marina with 400 berths, several long sandy beaches as well as home to the Welsh National Sailing Academy.

Pwllheli is the centre for tourism on the AONB Llyn peninsula situated upon the western edge of Snowdonia just south of the popular resort of Abersoch. Pwllheli is well as the main market and retail  town of the peninsula, and was granted its charter as a borough in 1355 by Edward, 'the Black Prince. The town has recently benefitted from investment in shops and outlets as well as the Marina and sailing centre which attracts international competitions. 

The town has a population of some 4,100 and benefits from good communications with the A497 south to

Porthmadog and the A499 north to Caernarfon, and connections to the A55 coastal highway to Merseyside and the M6.

The town benefits from a rail station with services across Wales as well as to Birmingham and Shrewsbury.

The property lies upon the western edge of the town centre retail area in a generally residential location, and benefits from a long and prominent frontage to A497 Ala Road, leading west to Abersoch and the foot of the Llyn Penninsula..
