Location
The villa is located at the end of a cul-de-sac in the urbanisation. The car can be parked there, but of course also on its own property. There is a car access gate and a walking door onto the property. A 50-metre driveway with traditional calçadas paving leads to the front door of the villa and a little further to the carport. Directly behind the carport is the front terrace and door to the kitchen, which is especially useful for shopping. The garden is landscaped with low-maintenance Mediterranean plants and trees. On the south side of the villa is the 10-metre by 5-metre swimming pool surrounded by a terrace.

Layout villa
The front door opens into a spacious hall with a stately stone staircase to the first floor. In the hall is a door to a storage room that extends under the stairs and a cloakroom with the guest toilet.
Double doors open to the garden-facing living room. Three double doors open onto the covered terrace that flows into the pool terrace. The living room, which has underfloor heating, has an attractive and effective closed fireplace.
The 35 m2 kitchen diner is accessible from both the hallway and the living room. The kitchen has a large sink with lots of kitchen cabinets and a cooking island in the middle. Double doors open onto the terrace on the pool side. To the side is the door to the pergola-covered kitchen terrace, where many enjoyable meals and drinks will undoubtedly be enjoyed both during the day and late into the evening.
On the right side of the hall are the doors to the 2 bedrooms on the ground floor. Both bedrooms are en suite and have double doors to the surrounding garden. Surroundings
From the urbanisation, a footpath leads to the ocean 1 kilometre from the villa. Here you can see the remains of a dam that was part of a Roman 'fish factory', where the sought-after fish sauce 'Garum' was produced in the first centuries AD. Centuries later, Moors from North Africa strafed and robbed the coast and used this place as a refuge. That is where the name 'Presa de Moura' comes from which literally translated means 'Prey of the Moors'.
Nearby are several beaches. The closest beach is Praia dos Caneiros with its well-known restaurant Rei das Praias, located 2 km from the villa. Less than 1 km away, there are several restaurants, including the Michelin-starred restaurant BonBon and on the urbanisation itself Hexagone. Within walking distance there is a mini-supermarket and within 4 km several large supermarkets. Carvoeiro Sport Club including tennis, padel and a gym is 1 kilometre away. The 18-hole golf courses Gramacho and Pinta are less than 3 km from the villa. Nobel International School is 7 km away.
