Description

Croft House is a very spacious family home situated in an elevated position a few moments from the centre of the village but entirely private and within its own grounds of around 1 acre. Built in the 1970's, the property offers stunning views across the village and Croyde Bay, The Atlantic Ocean, Lundy Island and the beautiful surrounding hillsides of Croyde.

Having been in the same ownership since 2000, the property has been the subject of considerable expenditure with additions including a beautifully appointed light and airy kitchen/breakfast room and modern en-suites.

The property also has the benefit of granted planning permission for the erection of a substantial amount of ancillary accommodation within the grounds. Currently this is for a gym/studio/swimming pool which has fantastic views across the Bay. This offers an amazing opportunity to further enhance the property and create a state-of-the-art gym, a tranquil pool area for relaxation and rejuvenation or a versatile studio for creative pursuits - the choice is yours.

The Accommodation:
To the ground floor there is an impressive entrance hallway with turned staircase leading to a galleried landing, with further views over the village and Ocean.

Off the hallway there is the main sitting room. A triple aspect room with wood burner, french doors to the rear patio and sliding doors lead to a further reception room currently used as a lovely sun room. This room is dual aspect and makes the most of the sea views with french doors opening to the front garden.

Off the sitting room, there is a further snug/study/playroom overlooking the rear patio.

The entrance hallway leads through to a formal dining room with french doors opening onto the rear patio and double doors to the impressive, spacious kitchen/breakfast room.

The kitchen/breakfast room is a double height, vaulted room and has a fantastic central island/breakfast bar. The fully glazed east elevation is a real feature of this room and doors once again open onto the rear terrace, bringing the outside in.

Bedroom 2 is located on the ground floor and has two built-in wardrobes and large walk-in wet room.

Completing the ground floor accommodation there is a separate WC and a utility room with space and plumbing for washing machine and tumble dryer. The utility room has an internal door through to the garage.

The feature turned staircase leads to the first floor galleried landing with views over the front gardens to the sea.

The master bedroom suite has sliding doors opening onto a large balcony and enjoys wonderful views over the front gardens, across the village, the hills that surround Croyde, the dunes, the Atlantic Ocean and out to Lundy Island. The en-suite shower room has french doors opening to a further balcony with a beautiful outlook over the rear terrace and the extensive gardens and grounds. This bedroom also benefits from a dressing room which if desired, could be utilised as an en-suite to Bedroom 5.

Bedrooms 4 & 5 also have french doors opening to balconies providing the same beautiful views over the rear terrace and grounds (see note above regarding the possibility of an en-suite for Bedroom 5). Bedroom 4 benefits an en-suite shower room.

Bedroom 3, positioned to the front of the property, has an outlook to the surrounding countryside and stunning sea views to the sea together with an en-suite shower room.

Outside
The property is accessed via a short tarmacadamed drive which passes to the front of Allerford, the neighbouring property. A five-bar gate leads into the driveway, with parking for approximately 5 vehicles. There is a lawned front garden with mature shrubs and trees, patio area and garage

There is access of to the rear of Croft House from both sides of the property, opening into a large rear patio with ample space for outside furniture and hot tub. Steps lead from the rear patio to expansive gardens and grounds. The upper part of the grounds has planning permission for the detached 980 sq ft/91 sq metre building leisure complex. The planning number is 74236 on the North Devon Planning Portal.

It is considered that the upper garden is of sufficient size to be fenced off if desired, to create a pasture area for keeping chickens or livestock - or a number of alternative uses such as a paddock. This showcases the property's potential for self-sustainability or hobby farming.

As you ascend the garden, the views become even more spectacular, serving as a constant reminder of the beauty that surrounds you, creating a truly unique and inspiring atmosphere and backdrop to your daily activities.
