This property enjoys close proximity to amenities and to Wicken Fen Nature Reserve. Built on a generous sized plot with 5 double bedrooms, a double garage, ample driveway parking, an air source heat pump heating system with ‘Nest’ Thermostat, and solar panels installed.

This detached family home enjoys excellent kerb appeal, with an attractive and tidy frontage, borders of plants and shrubs, access to a double garage, and driveway parking for multiple vehicles. Upon stepping inside, the entrance hallway is wide and beautifully decorated, alluding to the standard seen throughout. There is elegant Karndean flooring, pendant lighting, stairs to the first floor, and doors through to the downstairs living space, including a large study and a cloakroom WC. There are also bi-fold doors opening out onto an attractive courtyard garden, with raised planters and room for garden furniture.

The kitchen/breakfast room is a very good size, with two windows to a dual aspect, pendant and inset lighting, a range of modern base and wall units, granite worktops and tiled splashbacks. There is an integrated double oven, induction hob and extractor hood, space for an American fridge/freezer, dishwasher and other small kitchen appliances. The utility room provides further storage, access to the rear, and space for a washing machine and tumble dryer.

The dining room is beautifully presented, featuring a bespoke bar with integrated lighting, oak inserts, stone worktop and wine cooler. The room has parquet Amtico flooring, pendant and inset lighting, a side aspect window, and space for a large dining table and storage furniture.

The living room is an excellent size, with windows and double French doors to a dual aspect, a wood-burning stove, air conditioning, carpets, pendant lighting, and ample space for a wide variety of lounge and storage furniture.

Upstairs, to the first floor, this home continues to impress, with five well-proportioned bedrooms, excellent storage, and a family bathroom comprising a corner shower, bath, WC and hand wash basin. The master bedroom is a particularly good size, enjoying a dressing area and en-suite with a shower, WC and sink. The second bedroom also benefits from its own en-suite, with a shower, WC, sink and large storage cupboard.

Outside, to the rear, the garden is an excellent size, fully enclosed by fencing and offering multiple lovely areas of interest and spots to sit on warmer days. The garden is laid mainly to lawn with beautiful, paved patio areas and a pergola, providing space for garden furniture, enjoying family meals and entertaining guests. There are many well-established borders and beds of colourful plants, flowers and shrubs, also access to a large greenhouse and potting shed. Beyond the patio, a kitchen garden leads to a lawned area with orchard and fruit cage; this space is perfect for children to play or to exercise pets.

Agent Notes
There are 20 solar panels on the roof of the garage with 4.8 kW batteries, in the warmer months this powers the majority of the properties energy consumption, and feeds back into the grid. When the heat pump was installed, the owners were eligible to claim an RHI grant. This has been paying the current owners £274.65 per quarter and is payable until 7th June 2028. This stays with the property, so can be transferred to any new owner to continue to claim.

Location - Wicken
Wicken is a picturesque, rural village on the edge of the Fens in East Cambridgeshire, 10 miles north east of Cambridge, and 5 miles south of the cathedral city of Ely.

The village is home to the internationally renowned National Trust Wicken Fen, one of Britain’s oldest nature reserves. This biodiversity hotspot is located a short distance from the village centre and is rich with wildlife, offering trails, boardwalks and bird-watching facilities.

The village hall regularly offers open events, and regular Sunday teas are held in the church, chapel, and hall. There is a traditional 13th-century thatched public house, The Maid’s Head, serving food on the village green and hosting regular exciting events and activities. There is also the rare example of a fully operational smock windmill dating from 1813, which still grinds flour and is open to the public to explore on the first Saturday of each month.

Wicken benefits from a wide range of clubs and societies, including a baby and toddler playgroup, a local brass band, an amateur football club, and a flower and produce show committee with classes for children.

The village’s proximity to Soham, Newmarket and Ely means residents can access many other amenities, including the train stations offering regular services to Cambridge, London Kings Cross and Ipswich. The A11 and A14 are also easily accessible and provide access to Cambridge and Bury St Edmunds in less than 30 minutes.

If you’re looking to purchase in the area, we highly recommend giving this lovely village a visit!
