Description

A fantastic country property, in about 8.78 acres, with a selection of outbuildings including eight stables, amazing views and access to bridleways, over the Shropshire Hills.

Description

Rowbrook Farm is a charming country property dating back to about 1764, situated in a beautiful part of Shropshire with expansive views towards the Shropshire Hills. The property, which is south facing, has been in the same ownership for over 25 years and has been thoughtfully renovated and updated in that time, offering a wonderful family home with versatile living space and a selection of outbuildings.

The main house has a spacious living room with parquet flooring, a wood burner and double doors onto the patio and gardens. There is a floor hatch, which is well hidden and provides access to the cellar below, which is ventilated and has a set of traditional stone steps with lighting. The 'honey' room, is now a snug/family room and was once used to store honey. This room could be used as a downstairs bedroom or as a children's play room.

The farmhouse style kitchen and dining space is the heart of the home, with base units, a two oven oil AGA which also heats the hot water, tiled flooring which continues into the utility room, granite worktops, an integrated space for a dishwasher and a separate traditional pantry. The utility room also has base units, Maple worktops, integrated space for white goods and a Belfast sink. There is also a separate WC with a boot/boiler room.

The entrance hallway, which is heated with an air source heat pump, has a staircase rising to the first floor and landing area. There is a double bedroom (2) overlooking the gardens and paddock land, with a sink in the corner. The principal bedroom has views over the gardens and an en suite shower room. There is a family bathroom with a separate bath and shower, and a further two double bedrooms, one with a sink in the corner and offers views towards The Wrekin.

Outbuildings

Rowbrook Farm is fortunate to have some very useful outbuildings, including the steel framed building constructed in 1996, with roller shutter doors at either end, a separate office with an air source heat pump, separate workshop with fitted shelving and work benches, a WC and kitchenette area. This building has its own septic tank and a hard standing area to the back.

The Dutch barn dates back to about 1920, with a concrete floor. It is currently used as a garden store with a store room off. A traditional sandstone building is adjacent, with oak and larch timbers, and is in need of renovation. This building could serve as further accommodation/holiday let, subject to the necessary planning permission.

There is a timber frame carport within the parking area, for two vehicles.

Stabling

The stable block consists of eight boxes, of breeze block design, set out within three separate units. There are two mare and foaling boxes within the first unit and three boxes in each of the second and third unit. The stable block has lighting connected.

Gardens & Land

Approached via a gated private drive, Rowbrook Farm has parking either alongside the house or in the main parking area. There is an orchard with Walnut, cooking apple, plum, eating apple trees along with Horsechestnut.

A patio runs across the back of the house, offering beautiful views. The formal gardens, which are mostly laid to lawn, extend from the back of the house with a vegetable patch to the side. There is an 80 year old Magnolia tree, a beautiful Beech tree, a Willow, Cherry, Silver Birch, two Yew Trees, on the boundary, and about 12 Oak trees situated around the land. The Rowbrook bubbles through the wood at the bottom of the land which is full of wildlife.

The pasture land is separated into paddocks with timber and wire fencing, and water troughs.
