Description

A luxurious and elegant large villa with wonderful views of the Val di Comino, with two self contained ground floor apartmenst, extensive entertaining areas, excellent location and richly decorated interiors. This marvellous property includes various covered and open terrace and patio areas, a beautifully landscaped garden, parking garage and 700 m² accommodation. With a very desirable, commanding site within walking distance of the historic heart of the ancient hilltop town of Atina and so close to shops and services in a wonderful old place, the house is nevertheless within easy reach of the regional arterial routes and only twenty minutes to the A1 motorway exit at Cassino.

Accommodation is arranged across three floors. Owing to the slope of the land, there is direct access to both the ground and first floors.

The villa is currently used as two homes, one for each of two siblings, each of whom has created a guest apartment, as well as having extensive living and entertaining areas, and family bedrooms. It is therefore easy either to use it as one grand home, or with separate areas for extended family, or to create extensive guest accomodation, or have a caretaker's apartment, or even to create a number of luxury apartments.

The main, central floor has four large living rooms, two opening onto wide terraces with sweeping views, and two into the garden. There are three large stone fireplace on this level. It has at present two attractive kitchens, and two stunning studies furnished with the fittings of the old pharmacy the family once owned. These studies, with their antique fittings, are designed to interconnect, although at present the doors between are sealed.

Flights of stairs at either end of the house lead down to guest apartments, each with bedroom, bathroom, large living room with corner kitchen, private terrace, and in one case large and elegant fireplace. There are also various storage and technical rooms on this level.

From the main floor, stairs lead to the upper floor, which has two study areas looking over the main rooms below, as well as the main bedrooms and bathrooms. One of the bedrooms has a private terrace, and two have unusual attic playrooms/storerooms accessed by staircases in the bedrooms.

This very desirable, stylish and comfortable residence boasts stunning views of a beautiful and special valley, a generous site in a very enviable location and materials and finishes which are fitting and appropriate for a luxury villa. Each floor has balcony and terrace areas with slightly different views or more enclosed and private zones. These areas are paved with the highest quality stone and marble pavements. The rooms have Iroko parquet flooring, marble stone and travertine are used throughout to great effect resulting in rich comfortable interiors. The systems are thoroughly modern, LED lighting, condensing boiler, alarm systems, security protection crafted beautifully in wrought iron and engineered steel and high quality timber framed windows and solidly built doors are all complemented with a state of the art 6 KW photovoltaic solar system and biomass boiler system. The thoughtfully designed outdoor spaces with ample parking, a fine garage and an automated main entry gate complete this excellent property.

ATINA and the CIOCIARIA

Atina is one of the medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Atina itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicised regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Atina, Arpino, Veroli, Alatri or Alvito or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
