West Heath comprises arable, temporary grassland and permanent pasture extending to 48.54 ha (119.94 acres). Part is currently cultivated for spring barley with the remainder in grass. The land is stock fenced and has access to water for livestock. There is one general purpose farm building.

Farm Building
There is a concrete walled farm building 13.0m x 4.5m located alongside the farm access track and adjacent to existing housing at Moss Road and beside field 1. This building is understood to have potential for the basis of a “one for one” house site subject to planning permission. No planning application has been made in this regard and purchasers should satisfy themselves regarding the planning policy if this is material to their interest.

In so far as these rights form part of the property title, they are included within the sale.

Health and Safety
The property is a working farm with equipment present. Appropriate caution must always be exercised during viewings, especially when in the farm buildings or fields.

Mains water troughs are located in each of the fields.

All the land is designated as Non Less Favoured Area. The land is not situated within a Nitrate Vulnerable Zone (NVS).

Ingoing Valuation
The purchaser(s) shall, in addition to the purchase price, be obliged to take over and pay for a valuation to be agreed by a mutually appointed valuer(s) with respect to the following:

1. All cultivations carried out in preparation for the 2024 and/or 2025 crop valued on a labour and machinery basis.
2.All growing crops, on a seed, labour, lime, fertiliser, sprays and machinery basis with an increment representing the enhanced value of the establishment and age of such growing crops.
Note: If the amount of the valuations has not been agreed on the date xed for completion, then the purchaser shall pay to the seller such a sum as selling agents shall certify on account at the valuation pending agreement. Should the payment not be made within seven days then the interest will become payable on outstanding monies at 8% over Bank of Scotland borrowing rate.
