The three main lakes each have closed status with a constant flow of water and natural spring sources providing for an optimal environment for the high quality carp with an estimated 250 carp across the three main fishing lakes up to 50lb in weight. Average weights are an impressive 30lb in two of the lakes and mid 20lb in the third lake. The whole environment around the lakes is carefully managed to provide the best possible conditions for the manangement of the fish and the waters. These lakes have the capacity for up to 7 fishermen currently on an exclusive basis across all lakes. The lakes are bedded with gravel and stone with small silt runs and water depths of up to 13feet with shallower waters close to the margins for safe release.

FISHERMEN'S ACCOMMODATION AND FACILITIES
Bankside accommodation is available in a mobile home with electricity and facilities plus additional facilities that includes well presented additional toilet and shower facilities are sited in one of the large dependences with an additional large living area for use by the fishermen.

Set aside in an adjoining area are the areas for storage and bait preparation.

Situated at the rear of the site provides dry storage for machinery and tools

LAND
In addition to the fishing lakes there is a large field and orchard currently used for the production of hay in partnership with the local farmer but it could equally be used for horses or a small holding project.
