The Property
Chattan Hall is a splendid country home forming the principal part of a Victorian manor house, which is believed to have been built around 1860 and was divided into three around a century later. Chattan Hall retained the original name and occupies the substantial west wing. The house is approached via a long impressive driveway, which leads to this imposing and distinctive home of classic proportions. The whole façade is a triumph of handsome architecture. The extensive and stunning gardens and grounds are mature, well established and beautifully presented, thus creating an ideal setting for this distinctive house.

Chattan Hall remains a special example of the Victorian period. The grand living and entertainment part of the former manor house, with high ceilings and tall windows spread natural light throughout, with red and black checkerboard tiles, parquet floors, ornate cornicing and an expansive wooden staircase adding to the atmosphere. All combined with modern touches to ensure comfort, luxury and a relaxed informality.

It has been immaculately kept and cleverly improved with modern touches over the years. The current owners have carried out many sensitive restorations inside and out to upgrade and preserve the legacy of the building. Despite its stately appearance the building is not listed, offering plenty of scope for new owners to make their mark. There are plans already drawn up to expand into the substantial loft area should more space be required.

The principal rooms within the house are grand and generous in proportions, typical of a house from this era, and it retains a great deal of character and period elegance. The reception hallway provides a spectacular welcome as you enter the property, with wonderful parquet flooring and sweeping staircase. There is a superb kitchen/breakfast room with Miele appliances, utility room, downstairs cloakroom, a formal dining room and a breath-taking drawing room. A fabulous conservatory with a small kitchen area is a charming addition to the rear of the property, which enjoys direct access to the glorious gardens, which is perfect for alfresco dining or barbecues. Upstairs, there are three fabulous bedrooms, including a principal bedroom suite complete with dressing area and ensuite bathroom, alongside family bath and shower rooms.

(Note: Set slightly away from the property is a two-storey coach house, part of which could potentially be purchased via separate negotiation, and not part of the Chattan Hall sale)

Outside – Garden lodge, gardens & grounds.
Garden lodge – Situated a few strides from the main house is the garden lodge, nestled in the lower lawns with full height windows and a decked terrace to enjoy the views of the rolling hills and sunsets. A spacious, self-contained, fully insulated spruce wood log cabin provides a flexible space, with an office/bedroom, a shower room with toilet, a small kitchenette, and an indulgent infa-red sauna where you can relax away your stresses and aches whilst feeling close to nature.

The gardens at Chattan Hall are set in just over two acres with formal and wild areas to enjoy. There are many magnificent specimen trees, an array of acers, hydrangeas, camellias, magnolias and rhododendrons, an abundance of daffodils and crocuses in the early part of the year followed by bluebells in the spring. With five ponds spread across the gardens, fruit trees and rewilded areas, it provides a haven for wildlife and a stunning setting for lazy days and star filled nights. With a renovated veranda, expansive sun terrace and large flat lawns, the gardens have provided a perfect setting for entertaining, from grand celebrations to intimate gatherings.

There is ample parking on the sweeping gravelled private driveway.
