Main house
Ground Floor:
Downstairs, a glass porch leads into the house. To the right, the large, modern kitchen benefits from double aspect lighting and French doors take you out into the privacy of the back garden and covered outdoor dining area perfect for summer meals.

The spacious lounge features a wood burner but the house also has central heating. Off the lounge is another room with attached bathroom. This is currently being used as a third bedroom.

First Floor
Upstairs takes you to two spacious bedrooms with vaulted ceilings and a family bathroom. There is also a separate WC off the landing.
The house is fully double glazed.

Gîte
The two bedroom gîte is completely separate and private from the main house. You can set your guests up here and then return to the main house. The ground floor has a decent living area and full kitchen. There is a downstairs bedroom with a WC. Upstairs you will find a large bedroom that could sleep 3-4 people and a family bathroom.
Outside of the gîte there are two distinct areas for meals and a BBQ corner. Private parking.

Pool area
The pool area is fully fenced and can either be accessed from the garden of the main house or the guest gîte depending on which way you want to use it. There is lovely shaded deck seating area here. To extend the summer season, this above ground pool has solar heating.

The “Summerhouse”
A large mobile home has been extended upon and is now used as a summerhouse in the garden. This cannot be adequately described here so you just have to come and see this quirky masterpiece. You can probably sleep another 2-4 people here. There is electricity and water connected but it would need connecting to sewage.

Barns and Man Caves
In addition to the large barn which is to the side of the gîte there is another freestanding barn on the property which is currently used as a workshop. Perfect for tinkering away out of earshot of any guests.

Grounds
Both the gîte and the main house enjoy secluded outdoor dining areas and the garden of the main house is huge! In addition, just 2 minutes’ walk down the chemin is a large paddock and then further down the road is a small section of woodland. Perfect for keeping your fireplace running.

Details
The house is on a septic tank system, it is double glazed, heated by oil fuelled central heating and fireplace.
In the mezzanine of the workshop on the side of the house, there is a door which would lead back into the upstairs bedroom of the main house. Potential here for an easy extension and creation of another bedroom.

Located just outside Lussac-les-Églises which has all your daily shopping needs and supermarket. 15 minutes to the train station at Le Dorat and just under an hour to the airport in Limoges.
