Description

Brook House is a charming period property set within the village conservation area. The house was sympathetically improved three years ago, particularly with the addition of the garden room off the kitchen/breakfast room.

The house offers well-maintained, spacious and versatile living. Various period features include an open fireplace, deep window boards, exposed floor boards, four-panel internal doors and wooden porch.

On the ground floor there is an impressive dining hall with oak floor and principal staircase to the first-floor landing. Further reception rooms include a sitting room, with secondary staircase rising to the first floor, a drawing room with attractive dual aspect and open fireplace with stone mantel surround, together with a useful study.

A notable feature of the property is a spacious kitchen/breakfast room opening into the garden room, from which double doors provide access to a paved entertaining area and the landscaped gardens beyond. The kitchen includes a generous range of farmhouse-style painted units, free-standing island unit, oil-fired two-oven Aga, built-in Siemens conventional oven, steam oven and De Dietrich hob, and there is also a walk-in pantry area with access to the utility room.

To the first floor, there are two landing areas providing access to the bedroom accommodation which comprises five double bedrooms. There is one en suite bathroom, with a shower unit, and two additional bathrooms, one of which also has a shower unit.

The landscaped, partly walled gardens provide a beautiful, tranquil setting to Brook House. The property fronts the quiet Church Lane and there is a block-paved driveway which provides off-road parking and access to a garage (with electric door) which includes a boiler and a door to the utility room.

The principal gardens adjoin paddock land and the total plot extends to around a third of an acre. The gardens are largely laid to lawn and are well stocked with flower, shrub and herbaceous borders.

Outside the garden room there is a paved terrace ideal for outside entertainment and alfresco dining, while a gazebo offers further seating space, with adjacent ornamental pond. Further features include clipped hedging, topiary, vegetable garden, garden stores, greenhouse, oil tank and wood store, and a second gazebo.
