Description

Victorian terraced house | Two double bedrooms | Lounge with feature fireplace | Modern kitchen and bathroom | Rear patio garden | Sought-after location | Close to Queens Park

Hendon Street is a quiet road of Victorian terraces, off Sutherland Road, just east of Queen’s Park. Queen’s Park is a beautiful public park with a café, a large duck pond and a children’s play area. Your local is the Round Georges, a traditional pub that does great food. St Luke’s Primary School, St John the Baptist Catholic school and Queen’s Park School are close by and the house is in the catchment area for Dorothy Stringer and Varndean secondary schools.

This two-bedroom Victorian terraced house stands at the top end of Hendon Street, which is the no-through section of the road. With no passing traffic, this is a quiet residential location. As you enter the house you arrive in a hall with stairs rising to the first floor. To your right is the living room, which has a sash window onto the street and a fireplace with a cast iron surround. The living room is carpeted and has a stripped pine door. As you continue along the hall to the back of the house, the space opens up to the kitchen/breakfast room which is a beautiful room, large enough to accommodate a kitchen table to seat four. A sash window looks out onto the patio garden. The kitchen has attractive shaker-style cabinets with the base units in sage green and the wall cupboards in warm white. A Zanussi induction hob and electric oven are built in. There is space for a dishwasher and a washing machine and a large space for a fridge/freezer under the stairs.

A lobby beyond the kitchen has a storage cupboard and a door to the garden. Continuing through the lobby, you come to the bathroom which has decorative, Victorian-style, ceramic floor tiles and large, neutral wall tiles. The suite is modern, with a handbasin set in a vanity unit and a concealed toilet cistern. There is a shower and shower screen over the bath.

Outside a pretty patio garden has brick paving and there is an extremely useful storage space for bicycles and garden furniture.

Climbing the stairs to the first floor, a window on the half-landing fills the landing area with light. The main bedroom is over four metres wide, across the front of the house, with a built-in wardrobe. The second bedroom is also a good double, with a built-in wardrobe, and has a wide sash window that looks down onto the garden. Both the bedroom doors are stripped pine.

From the landing there is access to the loft space which provides ample storage and the potential to extend (stnc).

This charming house has a homely feel, with the kitchen/breakfast room at the heart of the home. With two good size double bedrooms and a great location, it will appeal to a wide variety of buyers, including sharers, couples and young families.

What the owner says:

"We have absolutely loved living in one of the colourful terraces of Bakers Bottom. The local community is warm, friendly and children play in the no-through road after school. Despite being a quiet street, it’s a seven minute walk to the pubs and cafes of Kemptown, the greenery of Queens Park, and just fifteen to the beach. It’s been handy being close to bus routes, a corner shop, a great curry house, a welcoming pub, and a Screwfix too! We’ve cherished the house and have completed significant improvements including installing gas central heating, damp-proofing, roof-flashing, and brand-new bathroom and kitchen over the last few years. We’re moving out of the first house we bought together to start a family closer to grandparents in Somerset, but will always have happy memories of our time in Hendon Street."
