What a dramatic location to run a thriving B&B business from! Lying in the shadows of Wales’s highest and most popular mountain Yr Wyddfa (Snowdon), there’s no denying the rugged beauty and splendour of the mountainous landscape that surrounds this tiny village. Situated in the rural village of Rhyd Ddu, Ty Mawr has served in its capacity as a guest house and Tea-Room offering refreshments for a number of years, something which the present owners have enjoyed immensely. The owners are semi-retired and now want to move on, and wish to pass the premises on to its next enterprising custodians. Ty Mawr has enjoyed returning guests time and time again for the simple pleasures of enjoying the great outdoors and there really is no better place. The property has been much enlarged in the past, thereby offering as well as 3 guest bedrooms, comfortable owners accommodation that’s located towards the rear of the property, enjoying a pleasing aspect overlooking the river and woodland beyond. Full of charm and character and retaining many original features, the tearoom is everything you’d expect and comes with the comforts of a wood burning stove which clients obviously love. The kitchen can cater handsomely for its intended purpose and features a solid fuel Rayburn range as a focal point not to mention its original slate flagged floor, alongside the tea-room there is good potential to significantly increase income by offering extended opening hours and even evening meals. 3 guest bedrooms on the first floor are served by en-suite facilities to the larger room and a bathroom. The owners accommodation offers a private lounge and a good sized en-suite bedroom. The property benefits from a rear garden which borders the stream, double glazing throughout and is served by an LPG central heating system. For a brief overview of the accommodation, please consult the floorplan.

LOCATION
Rhyd Ddu is located just 3½ miles to the north of Beddgelert and 10 miles from historic Caernarfon, right in the heart of the Eryri National Park, being a natural location to strike out to the summit of Yr Wyddfa via the Rhyd Ddu path located on the edge of the village. The village is fortuitously situated on the Caernarfon to Porthmadog Welsh Highland Railway too, having its own drop-off and pick-up with visitors always on the lookout for refreshments in the village. This is undoubtedly a beautiful location which really fires the imagination, with dramatic mountains, lakes, waterfalls and forests, all proving irresistible for exploration. North Wales offers countless tourist attractions and facilities: two hugely entertaining zip wire rides, an underground trampoline park, numerous endurance events (cycling, running etc.), mountain bike courses, excellent climbing facilities not to mention the castles and historic monuments dotted throughout North Wales. Yr Wyddfa itself attracts hundreds of thousands of walkers a year and film crews often frequent the area to take advantage of the exceptional landscape.
