Description

A handsome 18th century country house with land.

Description

The Old Rectory is a handsome late 18th-century country house situated in a wonderful rural location. The property is Grade II Listed and has a pleasing symmetrical façade of three bays with a central door with a round head with fanlight and panelled reveals. Both internally and externally the property is presented to an exceptionally high standard with stylish interiors throughout.

The front door opens to a welcoming reception hall with charming arched panelled doors leading to the drawing room, dining room and study. The kitchen is situated next to the dining room and is fitted with an excellent range of country-style cabinets with integrated appliances, Belfast sink and Aga. A pantry is accessed from the kitchen. Glazed doors lead from the kitchen to a wonderful garden room which is light and airy due to the large window openings and glazed doors to a paved terrace and the gardens beyond. Completing the ground floor is a shower room and boot room. A cellar is accessed from the reception hall.

The staircase leads from the reception hall to the first floor bedroom accommodation comprising four bedrooms, two of which are en suite, and a family shower room. On the second floor are two further bedrooms, a bathroom and loft storage.

The property is approached via a long drive which leads past the attractive outbuildings. The gardens and grounds extend to about 14.5 acres comprising 2.5 acres of well-maintained gardens which are principally laid to lawn with mature specimen trees and 12 acres of pasture. A ha-ha ensures uninterrupted views over the gardens and countryside beyond. The property benefits from a tennis court.

There is a range of substantial outbuildings providing stables storage and garaging. On the second floor of the largest is a self-contained flat comprising a kitchen/living room, study, bedroom and bathroom. There is ample parking for many vehicles.

The property will appeal to a broad audience of buyers and in particular those looking for a family house enjoying a rural position yet within comfortable driving distance of Cheltenham and Worcester. The rail links and motorway network in the area are ideal for commuting further afield.

Location

Pendock is a village in the Malvern Hills district in the county of Worcestershire, situated about halfway between the towns of Tewkesbury and Ledbury. The name is probably from old Welsh, possibly penn heddioc, meaning ‘head of the barley field. The village constitutes two detached parts with Lower Pendock containing the main (present-day) village with its church and school and Upper Pendock containing the hamlet of Sledge Green and the old parish church.

The Malvern Hills, designated an Area of Outstanding Natural Beauty, are the dominant feature of the landscape. Great Malvern is also a renowned cultural centre with an excellent theatre and cinema and several highly regarded state and private schools including the Wyche and Wells Primary, The Chase Secondary, Malvern College and Malvern St James Girls School.

Furthermore, Malvern has good shopping facilities, a Waitrose superstore in the town centre and a wide range of independent retailers on the bustling High Street.

More comprehensive facilities can be found in Cheltenham which is home to numerous prestigious schools including Cheltenham College, Cheltenham Ladies College, Dean Close and Pates Grammar. There is a fabulous range of restaurants, stylish shops, museums and galleries as well as a thriving cultural scene encompassing festivals of literature, science, food and drink. A sporting highlight is the annual Cheltenham Gold Cup which draws in visitors year after year. In the cathedral city of Worcester are extensive shopping and recreational facilities including County cricket in the setting of Worcester Cathedral and horse racing on the banks of the River Severn. The area is well served by an excellent choice of schools at primary and secondary levels and in both the state and private systems including the Royal Grammar School, The King’s School and Tudor Grange Academy.
