The Property
The Barnhouse is comprised of a former gardener’s cottage, stable block and Sussex barn. The barn is believed to date back to the 16th Century with the stable block added in the 18th Century and the gardener’s cottage being built more recently. The three buildings have been restored, converted and incorporated into one dwelling. The Barnhouse is principally constructed of timber with part timber clad elevations and part rendered brick construction with upper timber clad elevations all under a clay tiled roof.

The two bays of the former barn provide a high-ceilinged double-aspect drawing room with a large wood burning stove. The third bay forms the generous dining room. Over the dining room is the main bedroom which has a sitting area, dressing room, and a bath and shower room. This area was formerly the hay loft and is approached by its own separate staircase. To the other side of the ground floor is a generous kitchen / breakfast room with a range of base and wall units that leads to the utility room. To complete the ground floor there is a second drawing room with a log burner, study, and cloakroom.

As well as the main suite, on the first floor there are four double bedrooms, one with a bathroom en suite and a further family bathroom.

Garden and Grounds
The delightful garden surrounds the property. To the southern boundary, there is a lovely terraced suntrap that leads to the rear garden where there is a secondary terrace and a lean-to style entertaining area. The main garden is mainly laid to lawn with mature beds and hedgerows. The original old stables have access from the rear and the front is used for storage and a workshop. The front of the property has an area which is laid to lawn, along with parking for several cars and a garage.

The Location
The town of Haslemere is close by and provides for most every day needs, whilst Guildford in Surrey and the Cathedral city of Chichester, both with renowned theatres, are within easy reach and have more extensive shopping and leisure facilities. The A3 provides fast access to London, the motorway network, Gatwick, Heathrow and Southampton airports, whilst the mainline station at Haslemere provides a fast service to London Waterloo.

Midhurst and the surrounding area have much to offer with Polo at Cowdray Park, racing at Goodwood and Fontwell, golf at Cowdray Park, Goodwood, Pulborough and Liphook, motor racing at the Goodwood circuit and sailing out of Chichester Harbour and other centres along the South Coast. There are many footpaths in the area for walking.
