Historically Buckholt formed part of a royal forest, adjoining the north-east corner of the New Forest. Its name arose because the bowl that comprises most of the land at Buckholt was not traditionally hunted over and was a place of sanctuary for deer, the Buck’s Holt. Owned by the Baring family, the estate formed part of the Norman Court Estate in the 1870’s and during this period the former Buckholt House was built as the Dower House. In the late 19th Century the property was sold to the Singer Family. The house and a small acreage of the farm were tenanted by the artist Lionel Edwards from the 1920’s until he purchased it when the estate was sold and split up in the 50’s. Whilst in their tenure, the current owners have been able to restore the holding to it’s original size and improve it both residentially and agriculturally.

Buckholt House
Buckholt House was built in 2011 and covers some 12,000 square feet of modern living accommodation. Having been designed by Adam Architecture the house boasts an elegant facade with an impressive sweeping drive at the rear. The front door opens into a magnificent entrance hall with a marble floor and is flooded with natural light from the galleried landing looking south. The well equipped kitchen is modern and spacious with a comfortable seating area and a breakfast table opening onto a sun terrace.

On the ground floor there are four further reception rooms, together with an office, secure gun room, utility space and a substantial lower ground floor providing a large wine cellar, cinema and plant rooms. 1 and 2 Buckholt Farmhouse:

2 Buckholt Farm Cottage:

2 Buckholt Lane is a semidetached cottage located on the western edge of the Estate. The property has two, well sized reception rooms, 3 bedrooms and one bathroom. Outside there is a large driveway and a pretty, private garden. The property is currently let on an Assured Shorthold Tenancy.

Buckholt Stables (The Shoot Lodge):

The Shoot Lodge is known as Buckholt Stables, the former coach house and stables have been converted into a substantial holiday let sleeping 18 people and used for shoot guests as well as holiday makers, let direct or through Sykes Cottages. 2 Buckholt Stables:

The accommodation is ideal for Estate staff and currently occupied by a housekeeper.

Farm Buildings:

The modern grain store provides 1,800 tonnes of on floor ventilated storage with machinery housing and workshops alongside. Further grain storage could be developed if required. There is adequate housing for the cattle numbers with straw barns and a collecting yard making the management of the herd straightforward. There are a range of secondary farm buildings which may have potential for alternative use as per the above illustration. This would be subject to securing the necessary planning consents.

The Farm:

The rolling landscape that makes up Buckholt Estate provides a wonderful mix of sporting interest and farming potential. The arable land is contract farmed under a traditional arable rotation most recently including spring barley, winter wheat and oats. The estate also maintains a suckler herd of rare White Park cattle which graze the downland as well as the pasture surrounding the house and buildings. The farm is entered into an Entry Level plus Higher Level Stewardship agreement which terminates in 2027.

The Shoot:

The shoot at Buckholt is a highly regarded private and commercial shoot with a wonderful combination of pheasant, partridge and mixed drives; the signature drives being Round Hat, Rifle Range, Bullock’s Hole and Clockwork which offer a high number of challenging birds. The shoot is run over the entire estate and while there will be 28 days in the 23/24 season, the current owners have hosted many more days in the recent past. Guests are able to spend the night in Buckholt Stables and enjoy shoot lunches and dinners in Buckholt House, or weather permitting in a marquee on The Downs, giving spectacular views over the surrounding countryside.

Location

The estate is positioned between the villages of Broughton, Middle Winterslow and West Tytherley on the Hampshire/ Wiltshire border. The estate lies exactly half way between the Roman cities of Winchester and Salisbury along the Clarendon Way. More locally the popular town of Stockbridge provides day to day amenities as well as fantastic restaurants and fishing on the River Test.

The location of Buckholt Estate provides great links to London by road or by rail (to Waterloo from Grateley or Andover Station in about 74 minutes). The area is well served with schools; Farleigh School (a leading co-educational prep school) is just 10.4 miles. In addition Chafyn Grove, Horris Hill, Cheam, Winchester College and St. Swithuns School are all within about a 45 minute drive.

Buckholt Estate is superbly located for recreational opportunities including: golf at one of several excellent courses in the area (Leckford & Longstock Golf Club, Hamptworth Golf & Country Club and High Post Golf Club) and extensive trout fishing nearby on the River Test. The thriving Winchester Racquets and Fitness Club, one of the oldest tennis clubs, is situated just 16 miles away on the way into Winchester.

Within easy reach of the Estate are a number of local racecourses including Newbury, Goodwood, Salisbury and Fontwell Park.
