Description

A substantial and well located home close to the centre of Perth.

Description

Murray House was constructed in about 1890 and was originally home to senior staff working at the Murray Royal Hospital. For the last 18 years however, the house has been a much loved family home. The interior has been sympathetically modernised. The original features and proportions of each room have been preserved where possible and incorporated into bright and contemporary living spaces. The drawing room, sitting room and dining room are all fabulous entertaining rooms enjoying views over the garden. The breakfast room has an AGA and space for a large dining table beside its south facing windows. It links to a galley kitchen housing the sink and appliances as well as an induction hob and electric ovens. Other useful rooms on the ground floor include a study, WC, pantry and utility room. On the first floor there are five double bedrooms; one has an en suite shower room and one has a dressing room. There is also a separate bathroom. Murray House also has a large basement which is currently used as storage, workshop space and a games room.

Garden
Murray House is approached off Muirhall Road where stone pillars frame the entrance to its driveway. The house is set in just over an acre of grounds. There are colourful herbaceous borders at the front of the house and a sheltered terrace with kitchen garden at the rear of the house. Mature rhododendrons line the driveway. Other features include a summer house and ornamental pond as well as a wisteria-covered pergola. For keen gardeners, there is plenty of scope to do more landscaping in the garden which is largely down to lawn.

Planning permission
Planning Permission in Principle has been obtained for the construction of a lodge cottage near the entrance of the property. Further details are available on Perth and Kinross Planning Portal using ref no: 23/00632/IPL

Local development
It is anticipated that about 12 new villas will be constructed in the field adjacent to Murray House although detailed plans are not currently available.

Location

Murray House is situated on the northern edge of Kinnoull where the leafy residential streets become open countryside. Kinnoull Hill Woodland Park, the River Tay and the town centre shops and restaurants are all less than a mile away from the property. Being elevated, Murray House has far reaching views to the hills from its upper floor. There are miles of beautiful paths, cycle tracks and nature trails on the doorstep and the nearby road network provides swift access to Dundee, Fife, Stirling, Edinburgh and the north. Perth has an excellent choice of shops, bars and restaurants as well as a concert hall, theatre, art gallery, museum and cinema. The town’s leisure facilities also include the Perth Climbing Centre, The Willowgate Activity Centre, Perth Leisure pool, and two sports centres. Local golf courses include the North Inch Golf Course, Craigie Hill and Murrayshall. Gleneagles and St Andrews are both within 35 miles. There is National Hunt racing at Scone Palace, which also hosts The Scottish Game Fair.

Perth is often referred to as a gateway to the highlands, and for those who enjoy outdoor pursuits the rivers, hills and lochs of the Perthshire highlands and the Angus Glens are all within easy reach. The ski slopes of Glenshee are about 40 miles north. There is a choice of primary and secondary schooling in the city, with Kinnoull Primary School being closest. In terms of private schooling, The High School of Dundee, Strathallan, Kilgraston, Glenalmond College, Morrisons Academy, Ardvreck and Craigclowan are all within 30 miles. Perth train station has regular services to Edinburgh, Glasgow, Dundee, Aberdeen, Inverness and London.
