Accommodation

Stepping into the entrance hall through the front door, you'll find that the space on offer, as well as the immaculate presentation of the home is immediately apparent. A downstairs cloakroom to the left hosts a WC and wash hand basin, as well as an ideal space to store shoes and coats etc. Stairs also lead up to the first floor from the hallway, with doors into both the sitting room and kitchen straight ahead. The sitting room boasts an attractive bay window at the front, with bespoke fitted wooden shutters for privacy, while there is also a fitted wood burner effect bioethanol fireplace that creates the perfect focal point to the room. There is useful built in storage either side of the fireplace and glass double doors open into the dining area, allowing for a lovely and light double aspect that also provides a sociable feel to the downstairs accommodation. The dining area is open plan with the kitchen and further double doors open outside onto a decking, while the dining room has ample space for a large table and chairs to host the family and guests. With worksurface space aplenty, as well as numerous wall and base cupboards and drawers, the kitchen is neatly compact and designed. It also benefits from fitted appliances which include a built in washing machine, dishwasher, fridge/freezer, electric oven with gas hob and extractor canopy over.

Heading upstairs, a large inner landing presents gives access into each bedroom. Bedrooms two and three at the rear are double rooms overlooking the garden with a single bedroom at the front, all of which are served by a family bathroom which comprises a WC, wash hand basin, heated towel rail and bath with shower attached. The principal bedroom is another generous double room to the front elevation but also boasting a lovely en-suite facility which includes a WC, wash hand basin and large shower cubicle.

Outside & parking

To the front of the home is a single driveway in front of an attached garage. There is a beautiful array of small shrubs that make this a very aesthetically pleasing home from the front and with a small path walking up to the front door. The garage has power and light and is accessed via a traditional 'up and over' door.

The rear garden is a real delight, matching the quality of the interior of this excellent home. A decking area is laid adjoining the property itself and stepped access from double doors from the dining area, while this flows onto a patio with rear single door into the garage and all stepping onto a lawned area. The whole garden has been meticulously thought out to capture sunlight in the wisely positioned seating areas, as well as privacy in this secluded outside space. The owners have spent time to decorate with various potted plants and various shrubs which add an array of colour. A further decked area at the bottom of the garden hosts another pleasant seating area and creates a sociable feel in this charming garden, which also benefits from a sunny, southerly facing aspect.

Owner's comments

"We purchased this house as a new build in 2019. We have loved making it our own and has been a wonderful house to bring up our young family. With a large garden that is private, which is rare on a new development, the children have enjoyed endless hours in. With a play area and multi-use ground within the development the children are always kept busy! With Westward Ho! a 10 minute walk away from our house and lovely woodland walks, Kipling torrs and North Devon coastal path within a short distance. There are two local primary schools that are within a couple of miles radius, both with excellent reputations and Bideford College just a few minutes drive away. We will be sad to leave our beautiful home but now is the time for us to go on a new adventure."
