Description

Paul's note -

"This is one of my favourite flats I have ever sold in W4, and I have been working the area for 14 years now. I get the chance to sell it again for my clients who are a growing family and will be trading up locally to a House.

With 1,216sq ft/113sq m including eaves storage (c.81sq ft) but not counting the 2 Roof Terraces, arranged over the 2nd & 3rd floors - it has the space & feel of a House. Set within a wide red brick Edwardian House, which you share with just 2 other flats – the width and volume of the flat is brilliant and with 2 Roof Terraces off each floor, you can breathe inside & out. The disposition of the property is West to East, meaning morning light in the bedrooms & kitchen and afternoon light in the living room. The living room is big enough to host family & friends and the kitchen has the space for breakfast, lunch, and dinner. With 3 bedrooms plus an area to use as the Home Office - HQ, you have the choice on how you use the accommodation.

My clients haven’t changed the layout since early 2021 but they have modernised the kitchen, bathroom and flooring. Plus a new Combi Boiler installed last Autumn. With having the 3 bedrooms and the study area, I am of the opinion the small bedroom on the 3rd floor could be sacrificed to add an additional bathroom. For those into cold water therapy, you have an outdoor shower on the 3rd floor - Roof Terrace and it would be the perfect place for an Ice Bath.

The location of Ennismore Avenue (a no-through road and quiet) is in the middle of Stamford Brook Tube (8-mintute walk) & Turnham Green Tube (9-mintute walk). You are off Chiswick High Road, and as you come to the bottom of the road, you are at the start of everything that is interesting about Chiswick High Road. Including The Chiswick Cinema on your doorstep, Turnham Green Terrace and Devonshire Road are both a 6-minute walk.

For those that need to regularly leave London, Chiswick is one the best pockets for getting out of town but living on Ennismore Avenue, you are 0.6 miles from Hogarth Roundabout and the A4-M4 for Heathrow, The West and the M25.
